Swiss Life Asset Managers Leases 11,250 Square Meters to WP Logistik GmbH at Zwickau North in Ponitz
Swiss Life Asset Managers has signed a long-term lease with WP Logistik GmbH for approximately 11,250 square meters at Zwickau North, a logistics facility located at Altenburger Straße 10A in Ponitz, Thuringia. The agreement, announced Sept. 10, 2026, represents the first major occupancy at the newly delivered development and fills one of two equal hall units at the property.
Deal Details and Property Configuration
Zwickau North sits on a roughly 49,900-square-meter site in the Altenburger Land submarket, north of Zwickau in the Metropolregion Mitteldeutschland. The building totals more than 22,500 square meters and is divided into two units of approximately 11,250 square meters each, allowing for single- or multi-tenant use. Of the total building area, approximately 20,160 square meters is dedicated logistics hall space, with an additional 840 square meters of social and office space and 1,500 square meters of mezzanine space. The second unit of roughly 11,250 square meters remains available for lease.
LIST BiB served as general contractor for the development. Swiss Life Asset Managers secured the site in September 2022, with construction completed and the building handed over in early 2024. The lease to WP Logistik GmbH marks the first significant take-up at the property, approximately two years after completion.
Tenant Background and Strategic Rationale
WP Logistik GmbH is a contract logistics subsidiary of WP Holding GmbH, operating nationally across Germany in sectors including automotive, furniture and industrial goods. The company provides warehousing, commissioning, packaging and distribution services, as well as just-in-time production supply, time-critical deliveries and project logistics.
The Ponitz location allows WP Logistik GmbH to expand its presence in the Metropolregion Mitteldeutschland and support an automotive client with logistics services in proximity to manufacturing sites in Saxony and Thuringia.

ESG Features and Infrastructure
Zwickau North holds a BREEAM "Very Good" certification. The building is equipped with heat pumps and buffer storage for energy supply, and the roof is pre-engineered for a photovoltaic system. The facility also includes pre-fitted infrastructure in accordance with Germany's Water Resources Act, enabling future storage of water-polluting substances and broadening potential use cases for occupiers.
The site benefits from direct access to the A4, A9 and A72 motorways, as well as the adjacent federal highway B93. Its location within the Metropolregion Mitteldeutschland positions it as a distribution hub for the Leipzig, Chemnitz and Zwickau metropolitan areas, with additional connectivity to Dresden and the Czech Republic.
