Student Housing Expansion Near Texas A&M: Sterling College Station
The most recent of the three closings, Sterling College Station, was acquired on April 29, 2026. The real estate acquisition comprises two adjacent purpose-built student housing communities — 2818 and Parkway — located near Texas A&M University in College Station, Texas. Combined, the properties total 350 units and 1,128 beds.
Texas A&M is described in the announcement as a Tier 1 SEC institution. The Dinerstein Companies plans to consolidate the two communities under a single operational platform using its in-house property management system, rebrand the combined asset, and invest in both physical upgrades and amenity enhancements.
Planned improvements at Sterling College Station include unit renovations at Parkway Place to match the recently upgraded finish level at 2818, as well as common area upgrades such as pickleball courts, pool enhancements including a jumbotron installation, and a full exterior repaint.
First Denver Acquisition: Aspire Cherry Creek
Aspire Cherry Creek, a 218-unit, 12-story high-rise located in Denver's Cherry Creek submarket, closed in March 2026. The property was built in 2015 and includes 16,376 square feet of ground-floor retail. The acquisition marks The Dinerstein Companies' first multifamily real estate acquisition in Denver, a market where the firm has an existing development track record.
Cherry Creek is described in the announcement as one of Denver's highest-barrier, most affluent neighborhoods.
The Dinerstein Companies plans a targeted renovation program at Aspire Cherry Creek that includes upgraded unit interiors — finishes and refreshed bathrooms — alongside modernization of shared amenities including the rooftop pool, fitness center, and common areas. Dallas Market Entry: Aspire Park Lane

The 325-unit community is situated within the Park Lane mixed-use development in North Dallas, adjacent to US-75 and across from NorthPark Center. The property consists of two high-rise towers — 15 and 20 stories — and a four-story mid-rise component, all built in 2008.
The Dinerstein Companies has outlined a comprehensive repositioning plan for Aspire Park Lane that includes interior unit upgrades and a complete renovation of the fitness center, including the addition of a wellness center featuring infrared saunas and a frost locker.
