The Klabin Company Represents Columbia Container Lines in $13.6M Industrial Lease at Fullerton Distribution Facility

The Klabin Company/CORFAC International has represented Columbia Container Lines LAX, Inc. in a 68-month industrial lease valued at more than $13.6 million for a 156,096-square-foot facility at 691-701 Burning Tree Road in Fullerton, California, the firm announced April 30.

The transaction consolidates the freight forwarder and logistics provider's operations from three older buildings in the South Bay into a single, modern industrial facility in Orange County's Fullerton submarket, which offers proximity to the ports of Los Angeles and Long Beach, major freeways, rail access and regional airports.

Tyler Rollema, SIOR, and Matt Stringfellow, SIOR, of The Klabin Company represented Columbia Container Lines in the transaction. The landlord, CIM Group, was represented by Ben Seybold and Tom Dorman of CBRE.

The Fullerton facility features 11,575 square feet of office space, 134 parking spaces, 12 dock-high loading positions, four ground-level doors, 28-foot clear height and an expansive truck court. The lease also includes a right of first option to expand into an adjacent 40,000-square-foot space, providing the tenant a path for future growth.

Operational Consolidation Drives the Move

Columbia Container Lines provides local, national and global freight forwarding and logistics solutions, including air, ocean and ground transportation as well as customs brokerage. Over the past decade, the company expanded into three older, lower-clear-height buildings in the South Bay to meet growing customer demand — a fragmented footprint that the Fullerton lease is designed to replace. The company is relocating and expanding from its previous location in Gardena.

"Columbia Container Lines had built a successful and growing business over the last 15 years, but its operations had become spread across three older South Bay buildings that no longer matched the company's needs," said Rollema.

"The goal was to consolidate into one larger, more efficient facility that offered a stronger image, higher clearance and an expansive truck court to better support day-to-day operations and customer service. This Fullerton property checked all those boxes, while also giving the company a right of first option to expand into the remaining 40,000-square-foot space as it plans for future growth," Rollema added.

Fullerton's Strategic Position in Southern California Industrial Real Estate

The lease reflects continued demand for industrial real estate in Orange County from logistics and trade-related users. Fullerton's location offers access to major transportation infrastructure, including proximity to the ports of Los Angeles and Long Beach, as well as freeway and rail connections and nearby airports.

The 28-foot clear height and 12 dock-high loading positions at the new facility represent an upgrade over the company's prior multi-building configuration in the South Bay.
