The Klabin Company/CORFAC International has completed two industrial real estate lease transactions at the Storm Parkway campus in Torrance, California, totaling approximately 86,430 square feet, the firm announced May 6. The deals involve satellite manufacturer K2 Space Corporation and water technology company Vital Lyfe, Inc., and reflect continued demand for premium industrial space in the South Bay submarket of Los Angeles County.

Vital Lyfe Secures Industrial Lease at 1315 Storm Parkway

In the first transaction, Vital Lyfe, Inc. signed a lease for a 37,844-square-foot freestanding industrial building at 1315 Storm Parkway in Torrance. The lease term exceeds three years; financial terms were not disclosed. Landlord Rexford Industrial was represented by Matt Stringfellow, SIOR, and Courtney Bell of The Klabin Company. Vital Lyfe was represented by Demarco Duran of Savills.

The LEED-certified building is located within the Storm Parkway campus and features a high-image corporate headquarters environment, excess parking, and a private fenced yard with drive-around access. The fully renovated property is suited for warehouse, flex, tech, and manufacturing uses.

Vital Lyfe builds scalable, portable desalination systems designed to expand global access to clean water. According to the firm, the Torrance facility will serve as its primary hub for production, engineering, and operational growth as the company scales domestically and internationally.

K2 Space Signs $3.7M Industrial Warehouse Lease at Storm Business Park

In the second transaction, K2 Space Corporation secured a five-year lease valued at $3.7 million for a 48,586-square-foot warehouse at 1355-1365 Storm Parkway in the Storm Business Park. Landlord Storm Properties was represented by Stringfellow of The Klabin Company. K2 Space was again represented by Duran of Savills USA.

The industrial warehouse includes 1,200 square feet of office space, a 30-foot minimum clear height, six dock-high doors, and two ground-level doors. The lease represents an expansion for K2 Space, whose corporate headquarters are located nearby in Torrance. In 2024, the company secured a 174,211-square-foot distribution warehouse at 1355 Sepulveda Boulevard in the Bridge Point South Bay VII industrial park — owned by Kurv Industrial (formerly Bridge Industrial) — to serve as its headquarters.

K2 Space is a Torrance-based satellite manufacturer developing high-power, scalable satellite platforms for missions in low Earth orbit, medium Earth orbit, geostationary orbit, and beyond. The company serves both commercial and government customers.
