The Klabin Company Closes $3.7 Million Industrial Lease in Fontana for Convenient Logistics

The Klabin Company/CORFAC International has represented Convenient Logistics, LLC in a 36-month industrial lease valued at more than $3.7 million for a 102,100-square-foot building at 10846 Commerce Way in Fontana, California, the firm announced May 27, 2026.
Edwin Rosales, Max Farkas, and Zach Middleton of The Klabin Company represented the tenant. Louis Tomaselli and Chase Berry of JLL represented the landlord, the Robert K. Vogel Family Trust.
Tenant Expands From Rancho Cucamonga Into Fully Racked Fontana Facility
Convenient Logistics is a Southern California-based logistics company offering warehousing, distribution, and supply chain support services. The company had been operating out of a prior location in Rancho Cucamonga and required additional space that could accommodate its operational needs without a lengthy lead time.
The Fontana building delivered on those requirements. The freestanding industrial facility includes approximately 3,000 square feet of office space, a 30-foot minimum clear height, 11 dock-high loading doors equipped with pit levelers and dock seals, two grade-level loading doors, and a 128-foot secured truck court. The building was already fully racked, reducing the time typically associated with outfitting a new distribution facility.
"Convenient Logistics needed to move quickly and secure a facility that could meet its requirements without a long lead time," said Rosales. "The fully racked configuration, strong loading capabilities, secured truck court and overall functionality of this Fontana building made it an ideal fit. Our team was very pleased to help identify and secure a property that addressed the company's immediate expansion needs and positioned it for continued operational efficiency."
Fontana's Strategic Position in the Inland Empire Industrial Market
The transaction underscores Fontana's continued appeal as a logistics and distribution hub within the Inland Empire. The city sits at the intersection of Interstate 10, Interstate 15, and State Route 210, and is served by Union Pacific Railroad — providing tenants with direct access to major regional trade routes and the broader Southern California transportation network. The Inland Empire remains one of the nation's most important industrial markets due to its proximity to a large consumer base and established logistics infrastructure.
