Thompson Thrift to Develop 300-Unit Multifamily Community Lineage in Dacula, GA, Marking Firm's 100th Project
Thompson Thrift, a full-service real estate company, announced Feb. 23 that it will develop Lineage, a 300-unit multifamily community in Dacula, Georgia, a suburb approximately 30 miles northeast of downtown Atlanta. The project marks the firm's 100th multifamily community developed nationwide and reflects what the company describes as four decades of experience in high-growth markets.
Located at the Harbins Road and Georgia Highway 316 interchange, Lineage will span nearly 15 acres and include four-story residential buildings with one-, two-, and three-bedroom apartment homes. The development also incorporates more than 9,500 square feet of street-level retail space along Harbins Road. First residents are expected in April 2028.
Project Amenities and Unit Features
Residences at Lineage will include granite countertops, stainless-steel appliances, smooth-glass top ranges, side-by-side refrigerators with ice makers and water dispensers, full-size washers and dryers, and hardwood-style flooring, according to the firm. Select homes will offer private patio, balcony, and yard options.
Community conveniences will include detached garages, high-speed internet access, and an Amazon package hub, according to the announcement. The retail component along Harbins Road is designed with outdoor seating, a play space, and an area for outdoor concerts.

"From resort-style amenities to flexible social and entertainment spaces, Lineage will offer an elevated lifestyle, while serving as a gathering point for residents and the surrounding neighborhood."
Financing Structure
The development will be capitalized with equity from the Thompson Thrift 2026 Multifamily Development, LP. PNC Bank is serving as the sole construction lender, continuing a multi-year relationship with Thompson Thrift that the firm says includes financing and capital advisory support across several developments nationwide. No specific loan amount or equity commitment figures were disclosed.

Thompson Thrift describes itself as a full-service nationally recognized real estate company and one of the nation's leading multifamily developers. The firm's 100th multifamily community milestone reflects its activity in high-growth markets across the United States, according to the announcement.
Thompson Thrift did not disclose a total project cost, loan amount, or anticipated rental rate range for Lineage. Pre-leasing details have not yet been announced. The April 2028 move-in target represents an approximately two-year build timeline from the February 2026 announcement.
