INDIANAPOLIS (Oct. 19, 2026) – Thompson Thrift announced that construction is underway on The Crossing Lofts at Fishers District, a 273-unit multifamily community with approximately 10,000 square feet of ground-floor commercial space in the Indianapolis suburb of Fishers, Indiana. First residents are expected to move in January 2028, the firm said.

The Crossing Lofts Project Details

The four-story community will include attached structured parking. It sits within The Crossing at Fishers District, the southern portion of Thompson Thrift's Fishers District master plan and home to the 7,500-seat Fishers Event Center. The building will be adjacent to the event center and within walking distance of destinations throughout Fishers District, including The Union, The Yard and Slate at Fishers District.

The Crossing Lofts will offer studio, one- and two-bedroom apartment homes of up to 1,440 square feet. Finishes include quartz countertops, stainless-steel appliances, hardwood-style flooring, large walk-in closets, full-size washers and dryers, and smart-home technology. Select homes will include premium finishes, a den, private yards and other upgraded features.

Community amenities will include a resort-style heated swimming pool, a 24-hour fitness center, courtyards with grilling and gathering areas, a pet spa, a social hub, a coffee bar, focus suites and resident conference space. The property will also have a Minnow Pod, a secure, temperature-controlled food delivery station designed to keep restaurant and grocery deliveries fresh until residents retrieve them.

The ground-floor commercial space will expand the mix of uses within The Crossing at Fishers District and complement the restaurants, retailers and entertainment venues already established or underway in the broader development.

Executive Comments on Fishers District

"The Crossing Lofts represents another important step in bringing our long-term vision for Fishers District to life," said Josh Purvis, Managing Partner of Thompson Thrift Residential. "Over the past decade, Fishers District has evolved into a vibrant mixed-use destination, and this community will build on that momentum by bringing residents closer to everything the district has to offer."

Ryan Menard, Vice President of Commercial Development at Thompson Thrift, said: "What makes Fishers District special is the way each new development builds on what is already here. The Crossing Lofts will bring more residents into the heart of the district while creating new opportunities for commercial users, further building the energy and connectivity we envisioned."

Fishers District Master Plan

Fishers District is located near Interstate 69 and 116th Street and provides access to I-465 and major employment centers throughout the Indianapolis metropolitan area. Thompson Thrift began work on the district in 2015. Once complete, the approximately $750 million, 123-acre master-planned development will include five distinct developments with multifamily and townhome residences, hotels, office space, dining, shopping and entertainment, connected by a network of pedestrian paths.

When completed, The Crossing at Fishers District will include more than 75,000 square feet of retail, restaurant and entertainment space, one 125-room hotel and nearly 500 multifamily units.

Thompson Thrift has invested more than $7.3 billion into local communities over the past 40 years and is engaged in development, construction, leasing and management of real estate projects across the country, according to the firm.

Indianapolis Apartment Market Context

The Crossing Lofts is scheduled to deliver as the Indianapolis apartment market works through a period of heavy new supply. One 2026 market report projects approximately 3,000 new units in the metro, a 1.6% increase in inventory, with a 5.0% vacancy rate and average effective rent of $1,345 by year-end. A separate second-quarter 2026 report recorded 4,254 units delivered over the trailing year against 3,294 units of absorption, with occupancy of 91.1% and average rent of $1,323. Trailing 12-month construction starts fell to 2,272 units from 3,771 a year earlier.

Forecasts call for Indianapolis vacancy to decline to approximately 4.2% in 2026, with median effective rent reaching about $1,355, up 2.1% year over year. Other projections point to approximately 94.5% occupancy and 2.95% rent growth in 2027, followed by 94.2% occupancy and 3.08% rent growth in 2028. Vacancy estimates vary by source and methodology; one source projects vacancy as high as 11.8% after the recent supply wave, compared with institutional forecasts near 5%.

Average metro rents were reported at $1,310 in early 2026, up 1.1% year over year, while employment increased 0.8% year over year through December. Indianapolis rents remain about 31% below the national average. Carmel-Hamilton County and other suburban areas are expected to receive a large share of Indianapolis-area deliveries.

With construction starts and the broader pipeline declining, a 2028 delivery could enter a market with less competing new supply than projects delivered during the recent peak. The Crossing Lofts adds residents directly next to the Fishers Event Center and provides a residential customer base for the project's 10,000 square feet of commercial space.
