Thor Equities Secures $43.25M BridgeInvest Bridge Loan for Savannah Industrial Portfolio

Thor Equities Group announced Oct. 8 that it has closed on $43.25 million in new financing from BridgeInvest for the Artley Portfolio, an approximately 525,000-square-foot industrial property in Savannah, Georgia. IronHound Management Company brokered the financing, which BridgeInvest provided through its Transitional Bridge Program.

Thor Equities Artley Portfolio Financing Details

The $43.25 million loan is a transitional bridge facility secured by the Artley Portfolio at 25-27 Artley Road. The financing refinances the property rather than funding an acquisition; Thor Equities originally bought the portfolio in 2022 for $49 million. The loan equates to roughly $82 per square foot based on the portfolio's reported size, compared with an acquisition price of roughly $93 per square foot.

About the Artley Portfolio in Savannah, Georgia

The Artley Portfolio comprises 11 industrial buildings on approximately 27 acres. It is located approximately five minutes from Interstate 95 and eight miles from the Port of Savannah, which places it within the logistics network supporting port-related warehousing and regional distribution in the Southeast.

The campus is occupied by a mix of logistics users, including Thunder Logistics, CRS and TransRepublica. A prior ownership group acquired the property in October 2020 as a value-add industrial asset and sold it in June 2022. During that hold period, it completed capital improvements including concrete and drainage repairs, LED lighting, signage, landscaping, roof repairs and office upgrades, and signed new leases on approximately 80% of the space.

BridgeInvest's Transitional Bridge Program

BridgeInvest, founded in 2011, is a national real estate credit specialist focused on middle-market senior secured commercial real estate loans in the United States. The firm combines national sourcing with in-house origination, underwriting, execution and asset management, and its lending spans development and lease-up financing across asset classes.

Thor Equities' Broader Industrial Activity

Thor Equities said its most recent industrial activity includes the acquisition earlier this month of an approximately 11-acre industrial property in Greenogue, Southwest Dublin, the firm's first investment in Ireland. Its industrial portfolio includes assets in major markets across the U.S., Europe and Latin America.

Earlier this year, Thor announced full occupancy at Gordon Logistics Center, a 1,039,018-square-foot ground-up industrial development in Adairsville, Georgia. Thor completed a $71.7 million refinancing of that project in late 2025. The Class A facility is leased to EAE USA Inc., a subsidiary of EAE Electric, and Belgium-based industrial storage and automation company Stow.

Thor Equities develops, leases and manages industrial, laboratory, residential, office, hotel and mixed-use assets worldwide. The company reports a property portfolio totaling $20 billion and a development pipeline in excess of 50 million square feet.

Market Context

Savannah's industrial appeal is driven by its port, interstate connectivity and role as a distribution node for the Southeast. The Artley financing is a value-add refinancing of a multi-building industrial asset with ongoing leasing and improvement potential, alongside Thor's late-2025 refinancing of its stabilized Georgia development at Gordon Logistics Center.
