Thor Urbana, the Latin American affiliate of Thor Equities, has partnered with UMusic Hospitality & Lifestyle and Inmobilia to develop the UMusic Hotel & Beach Club in Tulum, Quintana Roo, Mexico. The announcement, made Aug. 28, 2026, positions the project within Mexico's federal "Tulum Renace" destination-revitalization strategy, which is being advanced in coordination with UN Tourism.
Project Program and Concept
The UMusic Hotel & Beach Club Tulum is planned as a boutique mixed-use hospitality and entertainment asset comprising 57 hotel keys and a beach club with capacity for approximately 800 guests. The development also incorporates a creative hub designed to host concerts, film production, and original content creation, integrating live entertainment and production facilities directly into the hospitality program.
The operating brand behind the project is UMusic Beach Clubs & Lifestyle, a joint venture between UMusic Hospitality & Lifestyle and IMI Group, the ownership and operating group behind the O Beach brand. The venture, announced in March 2026, is pursuing a music-led, five-star beach club concept with stated expansion plans across the Americas, Europe, and the Middle East. The Tulum property is positioned as an early flagship under that platform.
Inmobilia, a major Mexican developer, is serving as the project's developer, with Thor Urbana as a key development partner and UMusic Beach Clubs & Lifestyle as the operating brand.
Tulum Renace: Policy and Demand Context
The Mexican federal government's Tulum Renace initiative is a destination-wide cultural and tourism revitalization plan aimed at restoring Tulum's economic momentum through sustainable tourism, infrastructure upgrades, cultural investment, and expanded access to public spaces. Specific measures tied to the initiative include reduced entry fees for Mayan ruins, free access to Parque del Jaguar for Mexican citizens, the opening of public beaches, and new sargassum management protocols — all intended to address a recent softening in Tulum's visitor volumes.
The timing of the UMusic Hotel & Beach Club development coincides with broader infrastructure improvements in the region, including the opening of Tulum's new international airport and expanded Tren Maya rail connectivity, which are reshaping regional accessibility across Quintana Roo and underpinning federal tourism strategy for the area.
Thor Urbana's Hospitality Platform in Mexico
Thor Urbana operates across more than 18 million square feet of assets spanning Mexico City, Guadalajara, Playa del Carmen, Cancún, Mérida, Metepec, Los Cabos, Tulum, San Luis Potosí, Tijuana, Riviera Nayarit, and Belize. The firm's existing hospitality portfolio in Mexico's coastal markets includes Scorpios Hotel & Beach Club and Thompson Beach House, reflecting a focus on experience-driven coastal hospitality assets.
In Riviera Nayarit, Thor Urbana reintroduced Siari, a Ritz-Carlton Reserve-branded eco-luxury project, in 2025, emphasizing conservation and experiential travel themes that are also central to the Tulum Renace framework.
Thor Urbana completed a $57.9 million debt refinancing in March 2025 and closed a debt acquisition facility in July 2024.
Market Outlook
Tulum has faced softening tourism volumes in recent years amid concerns about overdevelopment and environmental pressures. The federal Tulum Renace initiative, combined with new transportation infrastructure, is intended to reposition the destination toward cultural and sustainable tourism. The UMusic Hotel & Beach Club, with its music-led programming and boutique scale, is structured to operate within that repositioned market context.
