Thylander Acquires Copenhagen Southern Harbor Site to Develop 105-Unit Multifamily Project

Thylander has acquired a plot at Borgmester Christiansens Gade 53F in Copenhagen SV, where the Copenhagen-based real estate investment and development firm plans to build 105 smaller apartments across 3,340 square meters on behalf of an institutional mandate, the company announced Sept. 1, 2026.
The seller is NPV, which developed the area and shaped the local plan together with the City of Copenhagen. CBRE ran the sales process in close cooperation with NPV. Thylander was advised by BAHR and Deloitte; NPV was advised by Plesner and Beierholm.
Project Details and Timeline
Rasmus Friis A/S has been appointed contractor for the development. Construction is expected to begin in the fourth quarter of 2026, with completion targeted for the third quarter of 2028. The project is pursuing DGNB Gold certification and alignment with the EU Taxonomy.
The site sits adjacent to Aalborg University's Copenhagen campus and is surrounded by supermarkets, cafés, and everyday amenities within walking distance, including the harbour bath and canal quarter at Sluseholmen. The M4 metro line is located 250 meters from the development, providing access to Copenhagen Central Station and the city centre within five minutes.
Addressing a Structural Supply Gap
Thylander framed the acquisition as a direct response to what it describes as a structural undersupply of smaller apartments in Copenhagen. The project is intended to serve students, singles, young professionals, and expats — demographics the firm says have historically been underserved by the city's housing stock.
"There is an urgent need for smaller homes in Copenhagen, and we are proud to work alongside our institutional mandate to develop high-quality apartments that help close a structural supply and demand imbalance and provide more housing options for an underserved demographic in Copenhagen," said Bjarke Mikkelsen, Managing Partner & CEO of Thylander.
Institutional Capital and Platform Context
The acquisition is being made on behalf of an institutional mandate, consistent with Thylander's broader strategy of deploying capital for pension funds, foundations, and other institutional co-investors. Founded in 1986, Thylander operates as a vertically integrated residential platform with both development and fund-management capabilities. Its residential platform, Bostad, comprises 71 properties totaling 163,000 square meters.
The Southern Harbor transaction follows a period of active deal-making for Thylander in Greater Copenhagen. In July 2026, the firm announced early momentum for its T/IX fund with three investments across 42,000 square meters, and in June 2026 it completed its TGP VIII vehicle with four investments totaling more than 25,000 square meters in the region.
Market Context
The Southern Harbor district of Copenhagen SV has been an active area of residential densification, with land continuing to be assembled for new housing as the neighborhood matures around waterfront amenities and expanding transit infrastructure. Thylander characterizes Greater Copenhagen as a high-demand, low-vacancy residential market where smaller-unit product remains in short supply relative to demographic need.
