TPG Real Estate Finance Trust Reports Q1 2026 Results, Originates $135.5M in First-Mortgage Loans
TPG Real Estate Finance Trust, Inc. (NYSE: TRTX) reported first-quarter 2026 operating results on April 28, originating two first-mortgage loans with aggregate initial unpaid principal balances of $135.5 million and total loan commitments of $148.4 million, as the commercial real estate financing company continued to shift its portfolio toward multifamily and industrial assets.
The New York-based company posted GAAP net income attributable to common stockholders of $15.2 million, or $0.19 per diluted share, for the quarter ended March 31, 2026. Distributable Earnings — a non-GAAP measure the company uses to assess dividend-paying capacity — reached $19.5 million, or $0.25 per diluted share, outpacing the $0.24 per share cash dividend declared on March 13, 2026.
Portfolio Repositioning: Office Exposure Falls Below 5%
Chief Executive Officer Doug Bouquard highlighted the company's ongoing portfolio repositioning in a statement accompanying the results. "During the first quarter of 2026, we out-earned our common stock dividend and maintained a 100% performing loan portfolio," Bouquard said. "Currently, our total office loan exposure has been reduced to less than 5%, and nearly 70% of our loan portfolio consists of newer vintage originations made after January 2023 secured primarily by multifamily and industrial collateral."
The two first-mortgage loans originated during the quarter carried a weighted average interest rate of Term SOFR plus 2.73%, a weighted average interest rate floor of 2.86%, and a weighted average as-is loan-to-value ratio of 63.0%. The company also funded $14.6 million of future funding obligations tied to previously originated and acquired loans.
Loan Repayments and Portfolio Risk Profile
TRTX received $123.6 million in loan repayments during the quarter, including two full repayments totaling $92.7 million. The repaid loans were collateralized by multifamily properties (40.0%), hotel properties (35.0%), and industrial properties (25.0%).
The weighted average risk rating of the company's loan portfolio remained at 3.0 as of March 31, 2026, unchanged from December 31, 2025. The allowance for credit losses stood at $77.1 million at quarter-end, a decrease of $0.3 million from $77.4 million at year-end 2025, representing 179 basis points of total loan commitments — down one basis point from the prior quarter.
Book value per common share was $11.06 as of March 31, 2026, compared with $11.07 at December 31, 2025. During the quarter, TRTX repurchased 556,592 shares of common stock at a weighted average price of $8.06 per share, for total consideration of $4.5 million, which the company said increased book value per common share by $0.02.
Liquidity and Financing Arrangements
TRTX ended the first quarter with $172.8 million in near-term liquidity, comprising $77.0 million of cash available for investment (net of $15.0 million held to satisfy liquidity covenants), $39.7 million of undrawn capacity under secured financing arrangements, and $41.2 million of collateralized loan obligation reinvestment proceeds held at the servicer.
Non-mark-to-market borrowings represented 77.9% of total borrowings at March 31, 2026. During the quarter, the company extended the initial and extended maturity date of its Bank of America secured credit agreement, effective June 2026, and extended the initial maturity date of its Barclays secured credit agreement.
The company also paid a quarterly dividend on its 6.25% Series C Cumulative Redeemable Preferred Stock of $0.3906 per share on March 31, 2026.
Post-Quarter Activity and Repayments
Following the close of the first quarter, TRTX disclosed several significant transactions. The company closed one first-mortgage loan with a total commitment and initial funding of $175.4 million, carrying an interest rate of Term SOFR plus 3.00% and an as-is loan-to-value ratio of 65.4%.
Additionally, TRTX received $262.3 million in repayments related to two office loans. The repayments included the full payoff of a first-mortgage loan with a total commitment and unpaid principal balance of $227.1 million, which had carried a risk rating of 3.0 as of December 31, 2025. The repayments further reduce the company's office exposure.
From April 1 through April 24, 2026, TRTX repurchased an additional 493,000 shares of common stock at a weighted average price of $8.07 per share, for total consideration of $4.0 million. The company had $16.1 million of remaining capacity under its share repurchase program as of April 24, 2026.
Bouquard noted that the company's loan portfolio and balance sheet position it to pursue its investment pipeline through the remainder of 2026.
