TPG Real Estate Partners Launches Arcura Medical Properties After €400 Million Acquisition from Vital Infrastructure Property Trust

TPG Real Estate Partners Real Estate Partners has completed an approximately €400 million acquisition of a portfolio of medical outpatient properties in Germany and the Netherlands from Vital Infrastructure Property Trust, formerly known as Northwest Healthcare Properties REIT, the firm announced July 1, 2026. The transaction serves as the foundation for a newly created platform, Arcura Medical Properties, which will operate as an independent owner and operator of medical outpatient buildings and clinical infrastructure across Europe.

Portfolio Scale and Initial Platform Composition

At launch, Arcura Medical Properties comprises 30 properties totaling more than 180,000 square meters. The portfolio serves more than 400 healthcare tenants in key regional markets including Berlin, Hamburg, and the Randstad in the Netherlands. TPG described the assets as medical outpatient buildings designed to support specialist practices, diagnostics, and clinical services.

The platform is structured around what TPG characterized as a "standards-led approach" to property management, targeted capital investment, and disciplined pursuit of additional acquisitions in core European markets. Individual property addresses, occupancy rates, cap rates, financing structure, individual asset pricing, and lease terms were not disclosed in the announcement.

Leadership Appointments

Simon Betty, who previously led Vital Infrastructure Property Trust's Europe organization, has been appointed chief executive officer of Arcura Medical Properties. Betty brings more than two decades of real estate investment and leadership experience across global markets, according to the announcement. Richard Mully, described as having more than three decades of real estate investment and operating experience, will serve as chairman. TPG said Betty will oversee an established local executive team responsible for asset management, leasing, and growth initiatives.

"Arcura is purpose-built to meet growing demand for high-quality medical real estate, serving as a partner of choice to tenants and as a long-term steward of premier medical outpatient properties in attractive and growing markets," Betty said in a statement. "Our focus is on delivering bespoke, high-performing environments for medical practitioners, and infrastructure that supports specialist practices, diagnostics, and clinical services across the full acuity spectrum of care. We are very constructive on the outlook for the outpatient medical sector and are delighted to partner with TPG."

TPG framed the Arcura launch as a platform-building exercise rather than a one-time portfolio acquisition, signaling intent to pursue additional acquisitions in Germany, the Netherlands, and other core European markets. The appointment of Betty — who led the seller's European operations — was noted by TPG as part of its approach to local market execution as it scales the platform.

TPG tied the Arcura launch to a shift in healthcare delivery toward outpatient and ambulatory care settings across Europe, noting that demand for well-located, professionally managed medical infrastructure continues to grow. The firm's stated strategy combines acquisitions with institutional-grade property management in what it described as a fragmented ownership landscape for medical outpatient real estate in the region.

TPG is a San Francisco-based alternative asset management firm with $306 billion in assets under management. Vital Infrastructure Property Trust, the seller, was formerly known as Northwest Healthcare Properties REIT.
