TradeLane Properties Sells 134,781-SF Chicagoland Small Bay Industrial Portfolio Through CBRE

TradeLane Properties has sold a three-building small bay industrial portfolio totaling 134,781 square feet in the Chicagoland area, the Oakbrook Terrace, Ill.-based firm announced July 16. The portfolio was 100% occupied at the time of sale. Financial terms of the transaction were not disclosed.
Portfolio Background and Capital Improvement Plan
TradeLane Properties acquired the three assets between 2021 and 2022 through its U.S. Industrial Fund II, a value-add investment platform targeting industrial markets across the Central United States. Following acquisition, the firm executed a capital improvement program across the portfolio that included roof replacements, asphalt resurfacing, exterior painting, landscaping enhancements, and interior renovations.
The sale price, buyer identity, cap rate, and individual property addresses were not disclosed in the announcement.
