OAKBROOK TERRACE, Ill. — TradeLane Properties, in partnership with Phelan Development Company, has executed a long-term, full-building lease with an electrical component manufacturing and distribution company at Rittiman Crossroads, a 257,080-square-foot Class A industrial building at 6357 Rittiman Road in the Northeast submarket of San Antonio, Texas, the firm announced Oct. 21, 2026.
The lease brings the recently completed facility to 100% occupancy.

Rittiman Crossroads was completed in 2026 and was delivered on schedule, according to TradeLane Properties. The building was acquired and developed within the TradeLane Properties U.S. Industrial Fund III, L.P. The firm said the full-building lease further strengthens the value and performance of the Fund III portfolio.
TradeLane Properties credited Payton Rion and Kevin Cosgrove of Stream Realty Partners for their assistance in the transaction.
Building Specifications
The single-building property includes the following features:
- 257,080 square feet of Class A industrial space
- 32-foot clear height
- 49 exterior dock doors and four drive-in doors
- 260 auto parking spaces and 36 trailer parking positions
- Truck court depths ranging from 130 to 250 feet
- Approximately five acres of outside storage and trailer parking
San Antonio Industrial Market Context
The lease comes as San Antonio's industrial market shows improving demand following a period of elevated new construction. In the third quarter of 2026, net absorption rose to 796,000 square feet from 233,000 square feet in the prior quarter. Overall vacancy declined 10 basis points quarter over quarter to 10.3%, and asking rents increased to $8.81 per square foot, up 3.4% for the quarter and 5% year over year. The 257,080-square-foot lease equals roughly 32% of the third quarter's reported net absorption.
Vacancy readings vary by survey. JLL reported San Antonio vacancy of 13.2% in the first quarter of 2026 after approximately 1.1 million square feet of newly completed speculative space entered the market. Partners reported 11.3% vacancy, 873,488 square feet of second-quarter absorption and average NNN asking rents of $9.22 per square foot.
Fund III Strategy
TradeLane Properties U.S. Industrial Fund III closed with $250 million of equity commitments and was designed to provide approximately $625 million of investment capacity at target leverage. Leasing Rittiman Crossroads at completion moves a newly delivered asset to stabilized occupancy within that fund.
TradeLane Properties is a privately held industrial real estate company focused on acquiring, developing, redeveloping and operating industrial facilities in Central U.S. markets, including Chicago, Cincinnati, Columbus, Indianapolis, Louisville, Dallas-Fort Worth, Houston and San Antonio.
Outlook
The transaction removes a large block of newly delivered space from San Antonio's available industrial inventory at a time when quarterly absorption and asking rents have risen.
