TradeLane Properties Sells 319,260-SF Bridgeview Industrial Portfolio, Completing Fund I Wind-Down

TradeLane Properties has sold TradeLane Bridgeview Distribution Park, a three-building industrial portfolio totaling 319,260 square feet on 78th Avenue in Bridgeview, Illinois, the Oakbrook Terrace-based firm announced Sept. 17. The transaction completes the disposition of all remaining assets held within TradeLane Properties Fund I.
Portfolio Overview and Property Features
The Bridgeview campus was acquired in 2019 as part of TradeLane Properties Fund I. At the time of sale, the firm characterized the portfolio as a fully stabilized distribution campus. The three buildings offer a range of industrial features, including expandable auto and trailer parking, a truck wash facility, ample outside storage, and Indiana Harbor Belt railroad service — attributes that position the park for distribution, logistics, and fleet-intensive users requiring multimodal connectivity in the Chicago industrial market.
TradeLane's broader Bridgeview footprint along 78th Avenue originally encompassed a larger four-building, 412,405-square-foot industrial park acquired in 2019. One building at approximately 93,000 square feet was sold separately ahead of this portfolio transaction, with the remaining three buildings — totaling the 319,260 square feet covered by this announcement — sold in the current deal to complete Fund I's asset sales.

Joe Horrigan and Ryan Bain of CBRE National Partners represented the seller alongside Packy Doyle and Alex Sutterer of NAI Hiffman. TradeLane Properties acknowledged all four brokers in its announcement for their assistance with the transaction.
Fund I Wind-Down Signals Strategic Pivot
The sale closes the book on TradeLane Properties Fund I, which assembled infill Chicago-area assets beginning in 2019. With the Bridgeview portfolio now fully disposed, TradeLane has harvested the fund's remaining holdings. The firm focuses on acquiring, developing, redeveloping, and operating industrial real estate across Central U.S. markets including Chicago, Cincinnati, Columbus, Indianapolis, Louisville, Dallas-Fort Worth, Houston, and San Antonio.
The Bridgeview Distribution Park's rail service via the Indiana Harbor Belt Railroad, combined with its outside storage capacity and truck infrastructure, reflects the type of infill, functionally versatile industrial product that has drawn sustained investor interest in the Chicago metropolitan market.
