TradeLane Properties, a privately held industrial real estate company based in Oakbrook Terrace, Illinois, has sold an 82,250-square-foot light industrial facility at 2050 Postal Way in the Lonestar submarket of Dallas, Texas, the firm announced June 18. The transaction was structured as a user-buyer sale, meaning the purchasing party intends to occupy the property.

Property Features and Acquisition History

The stand-alone facility at 2050 Postal Way is configured for light industrial and manufacturing operations. The building includes three interior dock doors, one drive-in door, 18-foot clear height, 1,200 amps of power, 123 auto parking spaces, a secure truck court, and approximately one-half acre of paved outside storage.

TradeLane Properties acquired the asset in 2021 through TradeLane Properties U.S. Industrial Fund II, L.P., a value-add investment fund focused on key Central U.S. logistics markets. At the time of acquisition, the building was fully occupied under a long-term sale-leaseback arrangement, which the firm said provided stable cash flow while positioning the asset for a strategic disposition.

Brokerage and Transaction Details

Adam Graham and Stephen Williamson of Lee & Associates assisted TradeLane Properties in the transaction. Financial terms of the sale, including the sale price, price per square foot, and cap rate, were not disclosed.
