TradeLane Properties, a privately held industrial real estate company based in Oakbrook Terrace, Illinois, has sold a 92,144-square-foot stand-alone industrial warehouse at 5050 Rondo Drive in Fort Worth, Texas, the company announced July 9. The transaction was structured as a user-buyer deal, meaning the purchaser intends to occupy the facility for its own operations rather than as a purely investment-driven acquisition.

Reid Bassinger and Schaefer Amos with Lee & Associates assisted in completing the transaction. Financial terms of the sale were not disclosed.

Property Specifications and Asset Profile

The freestanding warehouse at 5050 Rondo Drive features six dock-high doors, one drive-in door, clear heights ranging from 16 to 23 feet, 3,000 amps of electrical power, 54 auto parking spaces, and a 175-foot-deep truck court.

Fund II Strategy and Hold Period

TradeLane Properties acquired 5050 Rondo Drive in 2022 through the TradeLane Properties U.S. Industrial Fund II, L.P., a value-add investment fund focused on key Central U.S. logistics markets. At the time of acquisition, the building was fully occupied under a long-term sale-leaseback arrangement, providing stable cash flow while the firm positioned the asset for eventual disposition.
