Tramview Capital Management, OpenPath Acquire 568,516 SF Industrial Warehouse in Shannon Real Estate Deal
A joint venture between Tramview Capital Management and OpenPath Investments has completed the real estate acquisition of a 568,516-square-foot bulk industrial warehouse on approximately 46.5 acres in Shannon, GA, according to an announcement from the firms. The warehouse real estate asset is located in the Rome industrial submarket within the Greater Atlanta MSA, near the I-75 corridor.
The industrial real estate transaction marks Tramview Capital Management's seventh industrial investment, bringing the firm's total industrial portfolio to approximately 1.3 million square feet across Florida, Georgia, New Jersey, and Pennsylvania as of January 2026.
Shannon Real Estate Property Specifications
Built in 1996 with substantial renovations completed in 1999 and 2012, the warehouse real estate property features 26-foot to 35-foot clear heights, 57 loading docks, four drive-in doors, robust power capacity, and a wet sprinkler system. The site includes excess land suitable for outdoor storage or future expansion.
The property is approximately 53% leased to a private international flooring manufacturer that recently invested in a nearby $100 million manufacturing facility. The firms cited active tenant interest in the available space.

The Greater Atlanta MSA industrial market serves as a top logistics and distribution hub with multimodal infrastructure enabling efficient movement of goods to over 80% of the U.S. population within a two-day truck drive or two-hour flight, according to the announcement. The Rome submarket functions as a regional hub for manufacturing and logistics with a diverse employment base and major employers, with tight vacancy rates and no new competitive supply currently under construction.
