Transwestern Completes 321,104 SF Industrial Real Estate Development in North Houston
HOUSTON — Transwestern has completed Imperial Crossing, a two-building, 321,104-square-foot Class A industrial real estate development in Houston's north submarket, the firm announced May 8, 2026.
The project, located at the intersection of Richey Road and Imperial Valley Drive, sits between the Hardy Toll Road and Interstate 45. The site offers direct access to major regional transportation corridors and proximity to a large labor pool, according to the firm.
Industrial Real Estate Development Details
Imperial Crossing comprises two buildings designed to serve a range of industrial tenants. Building 1 totals 242,603 square feet and features a cross-dock configuration, 36-foot clear heights, and 30-foot glass storefront entries. Building 2 offers 78,501 square feet with a front-load design, 32-foot clear heights, and similar glass entries intended to enhance natural light and curb appeal.
The development includes upgraded power infrastructure to accommodate the needs of modern distributors and manufacturers, Transwestern said. Flexible lease configurations are available ranging from 35,000 square feet to full-building opportunities.
"Imperial Crossing is an incredibly rare opportunity in a market where functional infill sites have become increasingly scarce. Our team has worked to create a functional and flexible design with upgraded power to accommodate the needs of modern distributors and manufacturers," said David Duncan, Partner at Transwestern Development. "This asset offers users exceptional access and visibility, proximity to major thoroughfares and local demand drivers, access to a deep labor pool, and the benefit of a highly efficient tax rate."
"With flexible configurations ranging from 35,000 square feet to full-building opportunities, Imperial Crossing will provide tenants with the functionality and visibility needed to thrive in one of Houston's most active industrial corridors," said Luke Hart, Development Manager at Transwestern.
