KYLE, Texas — Aug. 12, 2026 — Transwestern Investments and Balcones Real Estate Group have broken ground on Kyle Commerce Center, a 328,256-square-foot Class A shallow bay industrial development at 278 Republic Drive in Kyle, Texas. The four-building project, situated on 28 acres along the Austin-San Antonio corridor, is being developed through a joint venture between the two firms and is scheduled to deliver in 2027.

Project Overview: Spec Suites for Smaller Tenants

Kyle Commerce Center will comprise 30 move-in-ready spec suites ranging from approximately 4,500 to 20,800 square feet, targeting small and midsize tenants that have had limited access to modern Class A industrial space in Hays County. The buildings will feature shallow bay construction under 150 feet in depth, 28-foot clear heights, and 180-foot truck courts. The property will also be within walking distance of the future Kyle Park retail center.

Balcones Real Estate Group will serve as developer, leasing agent, and property manager for the project. Dax Benkendorfer, Partner at Balcones Real Estate Group, described the development as purpose-built for an underserved segment of the market.

"Kyle Commerce Center is being purpose-built for a segment of the industrial market that has had relatively few new Class A options," Benkendorfer said. "By combining smaller suite sizes with the functionality and quality typically associated with larger industrial developments, we can offer tenants a product that supports their needs today while giving them room to grow."

The project's location on the Austin-San Antonio corridor positions it to serve local distribution, service contractors, and light industrial users in the region. The spec suite format is designed to reduce tenant friction by offering move-in-ready space, which is particularly relevant for users seeking speed to occupancy.
