Transwestern Investments Launches National Net Lease Retail Development Strategy, Targets 7 Brew Coffee Sites in Minnesota and Indiana
DALLAS — Transwestern has launched a national net lease retail development strategy, entering a strategic partnership to capitalize the development of a portfolio of single-tenant retail properties across key U.S. markets, the firm announced June 11.
The platform's first two transactions closed in May and involve 7 Brew Coffee franchise locations in Minnesota and Indiana. Transwestern Investments said it has additional opportunities in the pipeline in Georgia, Florida, and Indiana.
Platform Strategy and Structure
The strategy is designed to expand access to purpose-built net lease investments for institutional buyers while supporting tenant expansion. According to the firm, projects will consist of ground-up development opportunities for institutional-quality net lease assets leased to creditworthy tenants in high-traffic retail corridors.
"This strategy aligns with our broader investment approach of partnering alongside experienced groups to pursue scalable opportunities supported by strong real estate fundamentals and tenant demand," said Andy Norman, Director of Acquisitions at Transwestern Investments. "We see meaningful demand from both tenants and investors for well-located net lease properties and this platform allows us to efficiently meet that demand at scale."
The firm did not disclose the identity of its strategic partner, the size of the equity commitment, specific site addresses, lease terms, cap rates, or a target portfolio scale in terms of asset count or dollar volume.
