Transwestern Secures 187,492 SF in Seven Office Leases at 811 Main Tower in Downtown Houston

HOUSTON — Transwestern has announced seven new office lease transactions totaling 187,492 square feet at 811 Main, a 974,884-square-foot Class AAA office tower located in downtown Houston. The deals, completed on behalf of building owner Invesco, span tenants across the energy, legal, financial services, and construction sectors and reflect sustained demand for premium office real estate in one of the city's most transit-accessible locations.

Seven Tenants Commit to 811 Main Office Tower

The seven transactions represent a range of new commitments and relocations from other downtown Houston properties. Fervo Energy signed the largest lease, taking 53,714 square feet to establish its headquarters at the tower. Law firm Seyfarth Shaw committed to 40,487 square feet, relocating from Pennzoil Place. BNY Mellon leased 26,849 square feet, moving from 601 Travis. Arnold & Porter signed a 22,718-square-foot lease, relocating from TC Energy Center. Houlihan Lokey took 17,437 square feet, relocating from 1001 Fannin. Gilbane Building Company signed a 14,620-square-foot lease, and law firm Cozen O'Connor leased 11,667 square feet, relocating from Houston Center.

Transwestern's Eric Anderson, Executive Managing Director, and John Heard represented Invesco Real Estate in all seven negotiations. Tenant representation was handled by brokers from Newmark, JLL, CBRE, and Cushman & Wakefield across the respective transactions.

Flight-to-Quality Trend Drives Office Real Estate Demand

The leasing activity at 811 Main illustrates a broader pattern in downtown Houston's office real estate market, where tenants are increasingly vacating older properties in favor of newer, amenity-rich towers. Five of the seven tenants announced in this round are relocating from other downtown Houston buildings in favor of 811 Main, which has received capital investment from ownership in recent years.

Recent upgrades at 811 Main include a new state-of-the-art conferencing center featuring a 150-person auditorium, two conference rooms, and a tenant lounge, as well as an expanded fitness center with locker rooms. The building holds LEED Platinum and WELL Health-Safety certifications and offers direct Metro Rail access, tunnel connectivity to the broader downtown network, and walkable proximity to Finn Hall.

According to Transwestern, these features align with the priorities companies cite for recruiting and retaining employees, where the quality and convenience of the physical workplace has become a factor in talent strategy.

The seven leases involved representation from multiple major commercial real estate brokerage firms on the tenant side. Newmark's Joshua Brown and Audrey Selber represented Fervo Energy, while Newmark's Melissa Copley and Joshua Brown represented Seyfarth Shaw. JLL's David Bale and Cody Little represented BNY Mellon. CBRE's Kevin Saxe and Wyatt McCulloch represented Arnold & Porter, while CBRE's Jon Lee and Claire Douthit represented Gilbane Building Company, and CBRE's Eugene Terry represented Cozen O'Connor. Cushman & Wakefield's Tim Relyea and Morgan Colt represented Houlihan Lokey.
