ELLENWOOD, Ga. — May 19, 2026 — Transwestern Investment Group has completed the sale of Clayton Technology Center, a 265,775-square-foot Class A industrial asset in Ellenwood, Georgia, to CenterPoint Properties, the firms announced. The transaction marks the exit of a recently completed development project in Clayton County's South Atlanta submarket.

The sale price, price per square foot, and cap rate were not disclosed.

Industrial Asset and Location Details

Clayton Technology Center is a rear-load distribution facility situated along Highway 42 in Ellenwood, approximately 10 miles from Hartsfield-Jackson Atlanta International Airport. The property offers access to Interstates 675, 75, 85, and 285, positioning it within Clayton County's South Atlanta industrial submarket.

The building, completed in 2024 through a partnership between Transwestern Investment Group and Transwestern Development, features a 36-foot clear height, 60 dock doors, 34 trailer stalls, and ample auto parking. According to the announcement, the facility is currently fully occupied by a Fortune 500 company, though the tenant was not identified.

"Clayton Technology Center reflects Transwestern's focus on infill industrial investment within a well-established logistics corridor supported by strong transportation access and institutional occupier demand," said Caroline Morris, Vice President, Acquisitions at Transwestern Investment Group.

South Atlanta Industrial Submarket Context

According to Transwestern's own research, Clayton County contains more than 52 million square feet of industrial inventory and has recorded 2.7 million square feet of new deliveries since the start of 2023. The county's proximity to Hartsfield-Jackson Atlanta International Airport and its direct access to multiple interstate corridors are cited as factors supporting logistics demand in the area.

"Transwestern was pleased to deliver another Class A light industrial project in Clayton County," said Jack Chapman, Partner at Transwestern Development. "We have tremendous respect for Clayton County's business community and are delighted a Fortune 500 company now occupies Clayton Technology Center."
