Tredway Completes $65.5M Acquisition of 16-Property Affordable Housing Portfolio Across Texas
New York-based affordable housing firm Tredway has completed a $65.5 million acquisition of a 16-property affordable housing portfolio spanning more than 1,200 units across 12 Texas markets, the company announced March 19, 2026. The transaction was financed through a combination of bridge and Fannie Mae loans arranged by Berkadia.
The portfolio is valued at approximately $54,600 per unit. All 16 properties operate under Project-Based Section 8 Housing contracts.
Portfolio Scope and Texas Market Footprint
The 16-property portfolio is distributed across 12 Texas markets: Alamo, Amarillo, Brownsville, Copperas Cove, El Paso, Fort Worth, Lampasas, Lubbock, Odessa, San Juan, Santa Rosa, and Victoria.
Capital Improvements and Property Operations
Tredway has committed to investing more than $10 million in capital improvements across the portfolio. Planned upgrades include unit interior renovations, exterior repairs, HVAC and electrical system replacements, and remediation of deferred maintenance. A component of the improvement program involves transitioning properties from evaporative cooling systems to modern HVAC infrastructure.
Asset Living will serve as property manager for the portfolio. Housing Services Incorporated, a nonprofit social service provider, will deliver on-site social services to residents.
Transaction Structure and Financing
Berkadia arranged the financing package, which combines bridge and Fannie Mae loan products. No specific loan amount was disclosed in connection with the transaction.
Tredway served as lead general partner in the acquisition. The per-unit acquisition cost of $54,600 reflects pricing in the secondary and tertiary Texas markets represented in this portfolio.
