Trinity Capital AD has officially started construction on XOPark Gotse Delchev, marking the sixth project in the company's national XOPark retail park network. The development, located in Gotse Delchev in southwestern Bulgaria, is expected to open in autumn 2027, the company announced Sept. 21.

Kaufland is the anchor tenant for the project and will open its first store in Gotse Delchev, occupying approximately 3,800 sq m. The partnership between Trinity Capital AD and Kaufland marks their second joint development, following a previous collaboration at XOPark Sofia.

Project Specifications and Location

XOPark Gotse Delchev will be situated at the first roundabout at the entrance to the city from the direction of Bansko. The project will offer approximately 16,000 sq m of retail space across more than 25 retail units, supported by 460 parking spaces.

The tenant mix is planned to span fashion, sports, footwear and accessories, home goods, furniture, and beauty categories, drawing from both international and Bulgarian brands. The concept will also incorporate food and beverage venues, services, and leisure areas.

Kaufland Partnership and Expansion Strategy

The Kaufland anchor arrangement at XOPark Gotse Delchev extends a relationship that Trinity Capital AD established at XOPark Sofia. For Kaufland, the Gotse Delchev location represents the retailer's entry into that market.

Trinity Capital AD, established in 2019 and focused on the acquisition, construction, and management of commercial properties, operates four retail parks in Bulgaria under the XOPark brand — XOPark Sofia, XOPark Plovdiv, XOPark Haskovo, and XOPark Yambol — with four additional projects in the pipeline, including locations in Stara Zagora, Sandanski, Gotse Delchev, and Razgrad. The company, including its vehicle Trinity Park Holding, owns and manages over 136,000 sq m of retail space and plans to add approximately 55,000 sq m through upcoming developments.

The XOPark brand was consolidated under a unified identity as part of Trinity Capital AD's retail park strategy. XOPark Sofia, rebranded from Jumbo Plaza, totals 55,000 sq m of commercial area.

Market Context: Tight Vacancy Underpins New Supply

The groundbreaking comes against a backdrop of near-full occupancy in Bulgaria's retail park segment. Retail park vacant space nationally stands at approximately 14,400 sq m, representing a vacancy rate of roughly 1.9%, per Cushman & Wakefield Forton's Bulgaria Retail MarketBeat for Q2 2026. Earlier data for Q3 2025 showed retail park vacancy at approximately 2.3%, with about 15,000 sq m available nationally.

The consistently sub-2.5% vacancy environment reflects structural undersupply of modern retail park space in Bulgaria, particularly in secondary cities. Trinity Capital AD has positioned Gotse Delchev as a smaller market with limited existing retail and entertainment options, framing the new park as a regional shopping destination intended to serve both residents and visitors across the surrounding area.

Outlook

With XOPark Gotse Delchev, Trinity Capital AD continues a multi-city expansion program targeting under-served regional markets across Bulgaria. The project is part of a broader pipeline that the company says will add approximately 55,000 sq m of new retail park gross leasable area across Gotse Delchev, Sandanski, and other developments, including Outlet Village Sofia. The Gotse Delchev park is scheduled to open in autumn 2027.
