Cassco Plans 217,477-SF Class AA+ Trailhead Office at Clearfork, 60% Preleased; HPI Handles Leasing
An anchor tenant has preleased approximately 131,000 square feet of The Trailhead Office, a planned 217,477-square-foot Class AA+ office development by Cassco Development Company (Cassco) in Fort Worth's Clearfork, announced Oct. 23. HPI Real Estate Services & Investments (HPI) has been selected as exclusive leasing broker for the approximately 86,477 square feet that remains available.
The project is expected to be delivered in the fourth quarter of 2028. With about 60% of the space committed before delivery, The Trailhead Office is the newest addition to Clearfork, a master-planned mixed-use community that encompasses more than 550,000 square feet of retail and 375,000 square feet of office space.
The Trailhead Office Development Details
The Trailhead Office will be located at the southwest corner of Clearfork Main Street and Edwards Ranch Road in Fort Worth, Texas. The project will consist of two office buildings totaling 217,477 square feet and will serve as the gateway to Clearfork's southwest quadrant.
Tryba Architects designed the project, which incorporates architectural materials and design elements found throughout Clearfork. A covered entry plaza and outdoor gathering spaces are intended to strengthen the connection between indoor and outdoor environments. Planned tenant amenities include a fitness center with locker rooms, bike storage and ground-floor retail.
The development will integrate office space with nearby retail, direct access to more than 100 miles of Trinity Trails and walkability to The Shops at Clearfork. The area is currently home to Press Cafe, Bike Mart and the weekly Clearfork Farmers Market. The Trailhead represents the next chapter of growth in Clearfork, with future office, retail and mixed-use opportunities planned.
The location provides immediate access to Chisholm Trail Parkway and is minutes from Texas Christian University, Dickies Arena, Fort Worth's Cultural District and downtown.
HPI Real Estate Services & Investments Leads Leasing
HPI, a Texas-based, full-service commercial real estate firm, will lease the remaining office space. The leasing effort will be led by HPI's Colt McCoy, Matt Montague and Jake Neal.
McCoy is a partner at HPI in Fort Worth. Montague is executive managing director of the firm's Fort Worth office, and Neal is a managing director in Fort Worth, where he focuses on office agency leasing, tenant representation and investment sales.
"What Cassco has created at Clearfork reflects the kind of long-term vision and commitment that continues to move Fort Worth forward," McCoy said. "The leasing response to The Trailhead Office speaks to both the strength of that vision and the continued momentum we're seeing across the Fort Worth market. We're excited to work with Cassco and help shape the next chapter of this project."
Cassco's Clearfork Office Portfolio
The Trailhead Office expands Cassco's office portfolio in Clearfork to nearly 600,000 square feet. The portfolio includes The Offices at Clearfork, which Cassco co-owns with Simon Property Group, and 5600 Clearfork Main Street.
The Offices at Clearfork, at 5155 Marathon Ave., has attracted Wells Fargo as an anchor tenant. Wells Fargo is leasing the top floor and part of the second floor of the building, which has one suite of approximately 11,000 square feet remaining.
Dallas-Fort Worth Office Market Context
The announcement comes as Dallas-Fort Worth office fundamentals show signs of improvement while overall vacancy remains elevated. CBRE reported about 1 million square feet of net absorption in the third quarter of 2026, up from 916,000 square feet in the second quarter. DFW vacancy fell 40 basis points to 24.6%, and availability declined 130 basis points to 26.6%. Leasing activity rose to 2.52 million square feet from 1.80 million square feet in the prior quarter, and average asking rents increased from $34.82 to $35.09 per square foot.
Cushman & Wakefield reported overall vacancy of 23.7%, down 20 basis points from the prior quarter and 150 basis points from a year earlier. Newmark reported DFW vacancy of 23.5% in the third quarter.
New supply is limited. CBRE recorded 3.48 million square feet under construction at the end of the third quarter, with no new deliveries during the quarter. Cushman & Wakefield said only 280,813 square feet of new office inventory was expected to deliver across the Dallas market in 2026, the lowest level since 2011. Newmark put the active DFW pipeline at roughly 2.7 million square feet, equal to about 1% of existing inventory.
Against that backdrop, The Trailhead Office's amenity-oriented, mixed-use design and its advance commitment from an anchor tenant place it among a small group of new office projects in the pipeline. Delivery is not expected until late 2028.
