Trinity Capital Advisors Develops 81,120-SF Industrial Facility for QA1 Brands in Mooresville

Trinity Capital Advisors announced a build-to-suit industrial real estate development for QA1 Brands in Mooresville, North Carolina, marking a commercial real estate project in Charlotte's I-77 North submarket. The 81,120-square-foot facility at Mooresville Business Park East is scheduled for delivery by the end of 2026.

The industrial real estate project will serve as QA1 Brands' East Coast operations hub. QA1 Brands, a specialty automotive manufacturer founded in 1993 in Minnesota, specializes in performance automotive suspension and chassis development. The company expanded to Mooresville following its 2024 acquisition of Detroit Speed.

Industrial Facility Specifications and Development Team

The warehouse real estate facility features 32-foot clear heights, fully conditioned space, and 260-foot building depth with high-image design throughout. Trinity Capital Advisors is partnering with SCOA Real Estate Partners to develop the building.

Landmark Builders serves as general contractor for the industrial real estate project, with Thomas & Hutton handling civil engineering and Merriman Schmitt as architect. Blake Hastings from CBRE represented QA1 Brands in the transaction. United Community Bank is providing commercial real estate financing for the development.

Strategic Location in Charlotte's I-77 North Corridor

Mooresville Business Park East is located within the I-77 North submarket of Charlotte. The surrounding corridor houses major industrial and logistics users including GXO, JCPenney, Doosan, Sherwin-Williams, and Amazon.

Trinity Capital's Recent Development Activity

The QA1 Brands project continues Trinity Capital Advisors' development momentum across the Carolinas. Over the past three months, the firm announced multiple development and real estate acquisition milestones, including Falls Lake Industrial Park in the Raleigh-Durham MSA, a build-to-suit for Stier Building Supply in Sanford, North Carolina, and Graham Park CLT in Charlotte's Southwest submarket.

Trinity Capital Advisors recently completed the largest advanced manufacturing lease in the United States in 2025, leasing 1.27 million square feet across existing buildings and build-to-suit developments to an undisclosed user at Spark LS in Raleigh.

Market Context

The facility will be fully pre-leased to QA1 Brands upon completion, representing 100% occupancy. The transaction price and loan amount were not disclosed.
