Trinity Capital Announces 81,120-SF Industrial Real Estate Development for QA1 Brands in Mooresville
Trinity Capital Advisors has announced a build-to-suit industrial real estate development for QA1 Brands in Mooresville, North Carolina. The 81,120-square-foot facility, located within Mooresville Business Park East, will serve as the specialty automotive manufacturer's East Coast operations hub.
The industrial real estate project represents QA1 Brands' expansion following its 2024 acquisition of Detroit Speed, which brought the company to Mooresville. Founded in 1993 in Minnesota, QA1 Brands specializes in performance automotive suspension and chassis development.
Industrial Facility Specifications and Financing
The warehouse real estate development features 32-foot clear heights, fully conditioned space, and 260-foot building depth with high-image design throughout. United Community Bank is providing commercial real estate financing for the project.

Development Team and Market Position
Trinity Capital is partnering with SCOA Real Estate Partners to develop the building. The project team includes Landmark Builders as general contractor, Thomas & Hutton for civil engineering, and Merriman Schmitt as architect. Blake Hastings from CBRE represented QA1 Brands on the transaction.
Mooresville Business Park East is situated in the I-77 North submarket of Charlotte. The surrounding corridor includes major logistics and industrial users such as GXO, JCPenney, Doosan, Sherwin-Williams, and Amazon.

The announcement continues Trinity Capital's development activity across the Carolinas. Over the past three months, the firm has announced multiple projects including Falls Lake Industrial Park in the Raleigh-Durham MSA, a build-to-suit for Stier Building Supply in Sanford, North Carolina, and Graham Park CLT in the Southwest submarket of Charlotte.
Trinity Capital recently announced the completion of what it described as the largest advanced manufacturing lease in the United States in 2025, leasing 1.27 million square feet across existing buildings and build-to-suit developments to an undisclosed user at Spark LS in Raleigh.
