Los Angeles-based TruAmerica Multifamily has acquired a 636-unit apartment community in Dallas, the firm announced Oct. 22, 2026, expanding its presence in one of the nation's largest apartment markets.

The property is located in Dallas' Lake Highlands area. With the purchase, TruAmerica Multifamily's Dallas–Fort Worth portfolio grows to more than 2,400 units. The transaction is part of a broader 2026 acquisition push that has taken the firm's announced deal volume above $1 billion.

TruAmerica Multifamily's Dallas Acquisition

TruAmerica Multifamily described the transaction as an expansion of its Dallas footprint. The asset is a 636-unit multifamily community in the Lake Highlands area of Dallas, Texas. The firm acted as buyer.

TruAmerica Multifamily is a national, vertically integrated multifamily investment firm based in Los Angeles. Founded in 2013 with a mission of building better communities by addressing essential housing needs, the firm has grown to become one of the largest and most active multifamily owners and operators in the United States.

Dallas–Fort Worth Multifamily Market Conditions

The acquisition comes as demand conditions in the Dallas–Fort Worth apartment market improve and supply growth moderates. Northmarq reported approximately 12,000 units of net absorption in the second quarter of 2026, nearly twice the roughly 6,200 units delivered. The construction pipeline fell to about 43,300 units, 43% below its 2023 peak.

Cushman & Wakefield reported just over 30,200 units under construction, down 21.3% year over year, and second-quarter deliveries of approximately 6,600 units, below the 2023–24 quarterly average of 9,000 units. Northmarq expects deliveries to reach their lowest level since 2022 and projects vacancy to decline by roughly 30 basis points by year-end 2026.

Vacancy measures differ by source and methodology. Cushman & Wakefield reported second-quarter stabilized vacancy of 9.6%, down 30 basis points from the prior quarter, while Northmarq reported a broader second-quarter vacancy rate of 6.2%, down 60 basis points sequentially. Both reports point to improving conditions as deliveries slow.

Pricing and Cap Rates in Dallas–Fort Worth

Northmarq reported average DFW multifamily cap rates of approximately 5.25% in the second quarter, with newer properties trading about 75 basis points tighter than older assets. Its first-quarter report placed the median disclosed transaction price at $175,300 per unit, with cap rates also averaging around 5.25%.

For valuation context, Newmark's late-2025 DFW estimates placed cap rates around 5.00% for Class A suburban assets, 6.00% for Class B and 7.00% for Class C. Actual 2026 pricing depends on location, vintage, renovation quality and occupancy.

Outlook

The deal reflects a market shifting from supply-driven weakness toward selective recovery. Slowing construction and absorption that exceeds new deliveries have improved the outlook for occupancy and rent growth, though investors must still account for lease-up risk and concessions in submarkets with heavy recent deliveries. TruAmerica Multifamily's latest purchase brings its Dallas–Fort Worth holdings above 2,400 units.
