Hamilton Zanze Sells 196-Unit Indigo 19 Apartments in Virginia Beach

Hamilton Zanze, a San Francisco-based multifamily real estate investment firm, announced Oct. 20 the sale of Indigo 19, a 196-unit Class A apartment community in Virginia Beach, Va. The buyer was a joint venture between PXV Multifamily and funds managed by Intercontinental Real Estate Corp.
The firm owned the garden-style community for more than six years. The sale was Hamilton Zanze's second disposition of 2026.
Hamilton Zanze Completes Indigo 19 Sale
Anthony Ly, senior director of transactions at Hamilton Zanze, said the sale followed a competitive process. "We're pleased with the sale of Indigo 19 following a competitive process that delivered a positive outcome for our investors," Ly said. "Limited new supply and rent growth have supported the Virginia Beach apartment market, creating a favorable environment for multifamily investment."
Hamilton Zanze acquired Indigo 19 in January 2020 from Spy Rock Real Estate Group for $41.5 million, or approximately $211,735 per unit. The property was reported as 95% occupied at the time of that acquisition.
Indigo 19 Property Details
Indigo 19 is located at 1940 Pavilion Drive and was built in 2013. The five-story community sits on approximately 3.4 acres and offers one-, two- and three-bedroom apartments averaging 931 square feet, which implies roughly 182,476 rentable square feet across the 196 units.
The property is within walking distance of the Virginia Beach oceanfront and approximately 17.3 miles from downtown Norfolk, with access to Interstate 264 and U.S. Route 58. It is near major area employers, including Naval Air Station Oceana-Dam Neck, Sentara Healthcare, Joint Expeditionary Base Little Creek-Fort Story and GEICO.
Apartment features include granite countertops, stainless steel appliances, open-concept designs, private patios and balconies, nine-foot ceilings and full-size in-unit washers and dryers. Community amenities include a resort-style pool, a two-story clubhouse, a fitness center, a business center, grilling stations and bicycle storage.
Capital Improvements During Ownership
During its ownership, Hamilton Zanze implemented a capital improvement program that included roof maintenance and repairs, fire and life-safety improvements, HVAC work, exterior improvements and sustainability initiatives. The firm also renovated apartment homes with upgrades such as vinyl plank flooring and tile backsplashes and refreshed amenities in the clubhouse.
Hamilton Zanze Disposition Activity and Portfolio Context
Hamilton Zanze said it has sold more than $4.5 billion in multifamily properties since its founding in 2001. The firm and its affiliates have completed total transaction volume of $14.9 billion in multifamily assets, and its portfolio currently comprises 87 ventures and 24,916 units across 29 markets nationwide.
Separately, the firm reported 194 properties sold and $5.5 billion of dispositional value through the second quarter of 2026, including affiliates. Hamilton Zanze also reported that portfolio occupancy rose from approximately 91.8% in January 2026 to 93.7% in June 2026. The firm expects excess apartment supply to be largely absorbed by mid-2027 and anticipates that higher occupancy, reduced concessions and lower bad debt will improve net effective rents even if headline rent growth remains limited.
Market Implications
The sale reflects an approach in which an owner completes capital improvements on a stabilized, relatively new asset and then sells it. Ly characterized Virginia Beach fundamentals as favorable, citing limited new supply and rent growth. The participation of PXV Multifamily and Intercontinental Real Estate Corp. funds as buyers points to continued institutional and private-capital interest in Virginia Beach multifamily, particularly for Class A assets near the oceanfront and major employment centers.
