Union Investment Completes EUR 36M Retail Park Acquisition in Vienna
Union Investment Real Estate has acquired the Gewerbepark Stadlau retail park in Vienna's Donaustadt district for approximately EUR 36 million from Brussels-based Nextensa. The acquisition marks the firm's second purchase in recent months following a period of market restraint.
The purchase was made for an open-ended special real estate fund managed by Union Investment. The retail park is located in Vienna's 22nd district, one of the city's busiest commercial areas.
Property Details
The property was originally built in 1996 as a DIY store. In 2016, it underwent extensive restructuring as a retail park and was expanded by approximately 3,000 square meters. The asset comprises a lettable area of nearly 11,000 square meters and is currently fully leased.
The anchor tenants are TK Maxx, Intersport, Lidl and dm.
Strategic Rationale
Union Investment acquired Gewerbepark Stadlau because the retail park meets the firm's investment criteria. The property is located in a dynamically growing district with high foot traffic and includes strong anchor tenants. Planned urban development projects and a new pedestrian and cycle bridge opening in 2026 offer sustainable value appreciation opportunities, according to the firm.
Expanded Austrian Portfolio
With the acquisition of Gewerbepark Stadlau, Union Investment's real estate portfolio in Austrian retail rises to over 20 properties valued at approximately EUR 500 million. The firm continues to actively seek further investment opportunities, especially in the food retail and retail park segments.
After two years of restraint on the real estate investment markets, this acquisition follows Union Investment's purchase of a logistics property in France at the beginning of November 2025. The Hamburg-based asset and investment manager has additional acquisitions planned for this year.
