Union Investment Real Estate Secures 3,517 Sqm in Three Office Leases at Stuttgart's STEP Technology Park

Union Investment Real Estate Real Estate has secured three office lease commitments totaling 3,517 sqm across two buildings at Stuttgart's STEP Technology Park, the fund manager announced Aug. 5, 2026. The transactions span STEP 8.3 and STEP 6, two office buildings within the multi-building technology and consulting campus in Stuttgart-Vaihingen/Möhringen, and involve IT provider GEBIT Solutions, advisory and services firm X_Conducting, and architecture and engineering consultancy RSE+.

GEBIT Solutions Expands and Commits to 10-Year Lease at STEP 8.3

GEBIT Solutions, which has occupied space in STEP 8.3 since the building's completion in 2018, has expanded its footprint to a total of 1,807 sqm and signed a 10-year lease, representing the longest commitment among the three transactions. The IT service provider cited the quality of its existing space and staff satisfaction as key factors in the decision to expand and remain at the site.

"The construction of the new STEP 8.3 building in 2018 gave us the opportunity to move into modern and attractive offices in familiar surroundings and to design them to suit our needs," said Michael Steinbach, Stuttgart Branch Manager at GEBIT Solutions. "As the location is highly valued by our staff, we are delighted about the long-term prospects and the opportunity to optimally meet our increased requirements by adding further space."

X_Conducting Signs New 855 Sqm Lease at STEP 6

X_Conducting, a Stuttgart-based consultancy and services firm, has signed a new five-year lease for 855 sqm at STEP 6, located on Gropiusplatz. The company had previously been based elsewhere within STEP Park and relocated to Union Investment's STEP 6 building to accommodate expansion. X_Conducting represents a new tenant for the building.

"With our new office on Gropiusplatz, we have deliberately chosen one of the most attractive office locations in Stuttgart," said Daniel Stückel of X_Conducting. "The excellent infrastructure, numerous options for lunch breaks and the modern, prestigious surroundings create ideal conditions for our staff, clients and job applicants. RSE+ Extends Lease for 855 Sqm at STEP 6

Also at STEP 6, RSE+ has extended its existing lease for 855 sqm for a further five years. The company, which combines architecture and engineering, factory and logistics planning, and supply chain and production consultancy, has relocated within the STEP campus on two prior occasions to accommodate its growth.

"STEP provides us with the ideal environment to future-proof our office," said Lukas Holzinger, Managing Partner at RSE+. "We have already moved twice within STEP to accommodate our growth and are looking forward to the next stages of development at the site."

STEP Technology Park and Union Investment's Stuttgart Positioning

The STEP Technology Park is a multi-building office and technology campus in the Stuttgart-Vaihingen/Möhringen submarket, with Union Investment owning at least STEP 8.3 and STEP 6. STEP 6 fronts Gropiusplatz, a pedestrian-oriented office cluster marketed as one of Stuttgart's more prominent non-CBD office addresses. The campus has attracted a tenant mix concentrated in technology, consulting, engineering, and logistics planning — sectors represented by all three firms involved in the current transactions.

The three deals collectively span lease terms of five to 10 years, providing Union Investment with stabilized occupancy across both buildings. RSE+'s history of relocating within the park to accommodate growth illustrates how a multi-building campus structure can enable ownership to retain expanding tenants on-site rather than losing them to competing properties.

Union Investment Real Estate has emphasized modernization and sustainable repositioning of existing assets as a core element of its portfolio strategy. The combination of a 10-year commitment from GEBIT Solutions and two five-year commitments from X_Conducting and RSE+ gives Union Investment long-term cash flow visibility at both STEP 8.3 and STEP 6.
