United Group of Companies Secures $39 Million Bridge Loan for Worcester Active Adult Community

WORCESTER, Mass. — JLL has arranged a $39 million bridge loan for The Arbella at Bramble Hill, a recently completed, 123-unit Class A active adult community in Worcester, Massachusetts, according to an announcement from The United Group of Companies of Companies.

The financing was secured through Eastern Bank on behalf of the borrower, UW Senior, LLC. The bridge loan paid off the existing construction loan and will fund remaining improvements at the property.

Deal Structure and Financing Details

JLL managing director Henry Schaffer and director Madeline Joyce worked on behalf of the developer, The United Group of Companies, Inc., to place the financing.

According to Schaffer, the deal attracted broad lender interest. "The Arbella at Bramble Hill addressed a robust market need, as there is a rapidly expanding 55 and older population in Massachusetts, yet there are limited market-rate active adult options for those residents," Schaffer said. "Due to this and the strength of the asset and sponsor, we saw a significant amount of interest from banks, life companies and debt funds."

Property Overview: The Arbella at Bramble Hill

The Arbella at Bramble Hill was completed in the first quarter of 2026 and consists of three three-story residential buildings. The community offers 57 one-bedroom and 66 two-bedroom apartments, with units averaging 1,049 square feet. The property is positioned as a market-rate active adult community serving residents aged 55 and older.
