JLL Income Property Trust Buys Northborough Distribution Center for $36M
JLL Income Property Trust, an institutionally managed, daily NAV REIT, announced Nov. 3 that it has acquired the West Boston Distribution Center, a Class A distribution facility in Northborough, Massachusetts, for approximately $36 million.
The property totals approximately 54,000 square feet and is located in the western region of the Boston metropolitan area. The purchase price equates to roughly $667 per square foot, based on the reported price and building size.
West Boston Distribution Center Deal Details
The West Boston Distribution Center is 100% leased to a distribution tenant, with a recently extended 14-year remaining lease term and 2.5% annual rent escalations.
The facility has been upgraded with 20 additional dock doors, new electric forklifts and an additional 10,000-square-foot maintenance facility. The property also includes 116 auto parking stalls and 306 trailer stalls, which the firm characterized as above-market parking.
The property sits near Interstate 495 and Interstate 90. The location fills a geographic gap for the tenant and provides direct connectivity to the greater Boston transportation network, supporting regional and national distribution.
Allan Swaringen on the Industrial Strategy
"The West Boston Distribution Center is an attractive addition to our industrial portfolio," said Allan Swaringen, President and CEO of JLL Income Property Trust. "The warehouse sector has helped drive performance for our core fund, demonstrating resilient fundamentals even as the broader market experienced valuation corrections over the past three years. Looking ahead, our research team anticipates continued rent growth for the sector. With limited supply of these facilities in the Greater Boston market creating strong demand, this acquisition fits our ideal profile for an institutional-quality industrial facility with a high-credit-quality tenant in an infill location."
JLL Income Property Trust said industrial real estate remains one of its highest-conviction property sectors. Following the acquisition, warehouse investments make up the largest share of its approximately $7.1 billion portfolio of equity and debt investments, at 40%. The industrial holdings total $2.7 billion in assets across 66 properties.
Boston Industrial Market Context
The acquisition comes as Boston's industrial market shows mixed signals. Third-quarter 2026 market data indicates negative absorption of roughly 1.36 million square feet and vacancy of 9.1%, while asking rents held at approximately $16.84 per square foot, up 1.6% year over year. Other market data reported about 3.4 million square feet of negative absorption in the quarter, with vacancy also at 9.1% and average asking rents of $16.85 per square foot.
Submarket data points to relative strength in the western part of the region. Cushman & Wakefield reported that the West cluster had the lowest Boston-area vacancy in the third quarter, at 8.1%, while rents across the market rose 9.6% year over year to a record $16.15 per square foot. Matthews reported Route 128 West/MetroWest rent growth of 2.0%, and identified Route 3/Southern New Hampshire as the tightest submarket, with 4.8% vacancy.
On pricing, Matthews reported average Boston industrial sale pricing of approximately $199 per square foot and an average cap rate of 6.64% in the third quarter, with cap rates rising for 19 consecutive quarters. Lee & Associates reported approximately $191.49 per square foot and a 6.5% cap rate. The Northborough purchase price is well above those market averages. A fully leased building with a long-term lease and contractual rent growth faces different exposure to leasing costs and downtime than assets with shorter rent rolls.
JLL Income Property Trust's Boston-Area Activity
The Northborough purchase follows other recent Greater Boston acquisitions by JLL Income Property Trust. The firm acquired the approximately 52,847-square-foot West Boston Medical Center in Watertown for about $32 million in March 2026. In September, it announced the purchase of the Worcester Distribution Center, a Class A industrial building in the western Boston submarket, for approximately $90 million.
Measured against the trust's roughly $7.1 billion portfolio, the $36 million Northborough acquisition represents approximately 0.5%.
JLL Income Property Trust owns and manages a diversified portfolio of income-producing residential, industrial, grocery-anchored retail, healthcare and office properties in the United States. LaSalle Investment Management, a subsidiary of JLL, manages US$88.4 billion of assets globally as of the second quarter of 2026.
