URBZ Capital Leases 9,000 Sqm Södertälje Logistics Facility to Scania

URBZ Capital has signed a long-term lease agreement for approximately 9,000 square meters of logistics space in Södertälje, Sweden, to Scania, the firm announced. The deal was executed on behalf of La Caisse and was advised by Cushman & Wakefield.
The tenant has already taken occupation, with operations commencing immediately following the signing of the agreement.
Strategic Location in a Key Swedish Industrial Hub
The logistics facility is situated in Södertälje, located south of Stockholm and described by URBZ Capital as one of Sweden's key industrial and logistics hubs. The location offers connectivity to a broad consumer base and direct access to core transportation infrastructure — factors the firm cited as central to Scania's selection of the asset as a long-term operational hub.
The property features modern technical specifications, high-quality design, and what URBZ Capital described as strong ESG credentials. These include sustainable construction features and significant charging capacity for both truck and passenger vehicles.
A Leasing Milestone for URBZ Capital in Sweden
URBZ Capital characterized the transaction as an important leasing milestone in Sweden, noting that broader leasing conditions in the current market remain challenging. The firm said the letting underlines continued demand for logistics space that meets modern occupier requirements, particularly assets with strong ESG profiles and flexible specifications.
Sabine Bentvelzen, Director of Asset Management at URBZ Capital, commented on the transaction: "This letting highlights exactly what drives performance in today's market: quality, location and relevance to the end-user. The building clearly differentiates itself through its specifications and ESG profile, and we are pleased to secure a long-term commitment from a strong occupier like Scania. It is an important step in further building our presence in Sweden."
Advisory Role
Cushman & Wakefield served as advisor to URBZ Capital in the transaction.
Market Context
The Södertälje lease comes as URBZ Capital acknowledged that leasing conditions in the current market remain more challenging. The firm noted that the transaction underlines continued demand for best-in-class logistics space that meets modern occupier requirements, with quality and location cited as primary differentiators for achieving long-term occupier commitments.
