URBZ Capital has secured a long-term lease agreement for a 9,586-square-meter logistics asset at Jan Hilgersweg 2-8 in Eindhoven, Netherlands, on behalf of La Caisse, the firm announced March 26. The incoming tenant, described as a leading Dutch e-commerce company, will use the property to expand its last-mile distribution network in the Eindhoven region.

Deal Background and Upgrade Program

The lease was secured directly following the previous tenant's decision to consolidate its operations elsewhere, according to URBZ Capital.

In parallel with the new lease agreement, URBZ Capital announced a comprehensive upgrade program for the property in line with what the firm calls the URBZ Standard. Planned improvements include a refurbishment of the office accommodation, upgrades to building installations and lighting, roof and façade renovations, and the pursuit of BREEAM certification. The firm said the measures are aimed at improving the asset's energy performance and long-term operational quality.

Strategic Location and E-Commerce Demand

The Jan Hilgersweg property sits within one of the key logistics corridors in the south of the Netherlands, in close proximity to Eindhoven Airport. URBZ Capital noted the building offers strong connectivity to the regional consumer base as well as the broader Dutch and Belgian markets, making it well suited for last-mile operations.

The new tenant intends to use the facility to further consolidate its last-mile distribution network in the region, URBZ Capital said.
