URBZ Capital and NWS Partners Acquire Utrecht Cross-Dock Facility from Patrizia in Fourth IOS Deal of 2026

URBZ Capital, in partnership with NWS Partners, has acquired a cross-dock logistics facility in Nieuwegein, Utrecht from Patrizia, the firms announced July 16. The transaction represents the fourth acquisition completed by the joint industrial outdoor storage (IOS) venture in 2026 and adds another urban logistics asset to a growing Dutch portfolio.

Asset Details and Repositioning Plans

The acquired facility comprises 10,633 square meters of cross-dock logistics space situated on a site of approximately 20,000 square meters within an established business park in Nieuwegein, one of the Utrecht region's recognized logistics submarkets.

URBZ Capital said the asset's short remaining lease term creates a near-term window for repositioning. The firm intends to undertake a substantial refurbishment focused on enhancing operational efficiency, sustainability performance and overall asset quality, with the goal of re-letting the upgraded building to the market. The investment follows a value-add strategy consistent with URBZ's broader approach to urban logistics assets in the Netherlands.

Fourth IOS Acquisition of the Year

The Nieuwegein deal is the fourth transaction completed by the URBZ Capital and NWS Partners IOS venture in 2026, following earlier acquisitions in West Brabant (Oosterhout), Alkmaar and Apeldoorn. Together, the four transactions add approximately 65,000 square meters of site area to the portfolio, according to the firms. URBZ noted that the Oosterhout asset offers value-add potential, while the Alkmaar and Apeldoorn acquisitions are expected to contribute longer-term stable cash flow.

Advisers

URBZ Capital acknowledged the advisory teams involved in the transaction. The firm thanked 1530 Real Estate, DLA Piper, Savills BPC and ERM for their advice throughout the acquisition process, and credited Patrizia and Savills for enabling a swift transaction.

Financial terms of the deal were not disclosed.
