US Elogistics Leases 408,176-Square-Foot Industrial Building at Opus' Tollway Corporate Center in North Aurora

Global e-commerce logistics and fulfillment provider US Elogistics Service Corp has signed a lease for a 408,176-square-foot industrial building at Tollway Corporate Center in North Aurora, Illinois, according to an announcement from developer Opus. The deal underscores continued demand for warehouse real estate along the I-88 corridor, with logistics space continuing to be among the most sought-after property types in the greater Chicago market.
US Elogistics Service Corp, also identified with the CIRRO Fulfillment global fulfillment platform, selected Building C at Tollway Corporate Center as its second facility in Chicago's western suburbs.
A Move-In Ready Industrial Building Designed for Logistics Operations
Building C is the third and final structure in the Tollway Corporate Center development, which Opus delivered with core operational features already in place. The 408,176-square-foot facility features 36-foot clear height, 55 dock doors, four drive-in doors, and parking for 94 trailers — including 59 stalls positioned away from the building to improve site circulation and truck flow.
Prior to lease execution, Opus installed warehouse lighting, warehouse restrooms, and a 3,000-square-foot speculative office suite within the shell building. The office included a conference room, break room, and restrooms. According to Opus, this pre-delivered functionality allowed US Elogistics to finalize layout plans and begin installing racking shortly after the lease was signed.
Tenant improvements carried out by US Elogistics were limited in scope and focused on operational enhancements, including forklift charging stations, additional warehouse lighting, and supplemental warehouse restrooms.
I-88 Submarket Context
Opus noted in its announcement that the I-88 submarket remains one of the strongest industrial corridors in the greater Chicago area, with logistics space continuing to be among the most in-demand property types. The corridor offers direct access to the Illinois Tollway system and connectivity across Cook, DuPage, Kane, and DeKalb counties, along with proximity to a large labor pool. According to Opus, the building's 36-foot clear height enables greater vertical storage capacity and warehouse throughput.
Opus' Speculative Development Approach
Opus developed Tollway Corporate Center to meet demand for modern logistics space in the I-88 corridor. The firm's approach to speculative industrial development emphasizes delivering buildings with pre-installed infrastructure — lighting, restrooms, and office space — intended to reduce the time and cost required for tenants to reach occupancy.
In the case of US Elogistics, Opus said the company's operational requirements aligned closely with what Building C already offered, allowing the tenant to move quickly from lease execution to racking installation and operational setup. With Building C representing the third and final building in the Tollway Corporate Center development, the lease advances the project toward full stabilization.
