V2 Capital Acquires 161-Room Courtyard Shelton from Shelton Suites, LLC in Fairfield County Deal
V2 Capital has acquired the Courtyard Shelton, a 161-room select-service hotel in Shelton, Connecticut, from Shelton Suites, LLC, an affiliate of Waterford Hotel Group. JLL Capital Markets and RobertDouglas jointly represented the seller in the transaction, which closed Aug. 4, 2026.
The seven-story property at 780 Bridgeport Ave. in Fairfield County underwent a $4.1 million renovation completed in 2023 that included full guestroom upgrades, common area and building systems improvements, and the conversion of select guestrooms into extended-stay suites. The hotel now features 23 suites with full kitchens alongside traditional king and double queen accommodations.
Property Details and Amenities
The Courtyard Shelton operates under Marriott International's Courtyard brand and sits on 3.24 acres with access to Interstate 95, the Merritt Parkway and Route 8. The property offers approximately 6,300 square feet of meeting and event space across multiple rooms suited for corporate meetings, conferences and social functions.
Amenities include The Bistro restaurant and bar featuring Starbucks specialty beverages, an indoor pool, fitness center, business center and outdoor patio. The hotel's extended-stay component — added during the 2023 renovation — positions the asset as a hybrid select-service and extended-stay product, a format that has attracted sustained investor interest for its ability to serve project-based corporate, healthcare and academic demand alongside traditional transient guests.
Prior to the sale, Connecticut-based Waterford Hotel Group managed the property from 2015 through two ownership transitions. Waterford Hotel Group, headquartered in Waterford, Connecticut, has a nearly 40-year track record managing properties ranging from full-service hotels and convention centers to boutique New England inns.
Fairfield County Demand Drivers
Shelton's location in Fairfield County places the hotel within one of Connecticut's most economically active regions, which carries an estimated $104 billion GDP. The property draws on a range of corporate, institutional and leisure demand generators.
Corporate headquarters in the area include Sikorsky, BIC, Subway and Schick. On the institutional side, the hotel benefits from proximity to Yale University University, Fairfield University and the Yale New Haven Health system. Leisure demand is supported by more than 17 miles of Long Island Sound coastline and the Sports Center of Connecticut, a multi-sport complex in Shelton that draws travel sports teams from across the region.
The property's location between New York City and Boston along I-95 and Amtrak's Northeast Corridor, with Metro-North rail service connecting to Grand Central Terminal, adds to its regional accessibility. Fairfield County has also seen corporate relocations and mixed-use developments that have contributed to the area's economic activity.

"This property's proximity to major corporate headquarters, world-class universities and significant infrastructure projects positioned it as an attractive acquisition for operators seeking stable cash flow and long-term appreciation potential."
Hercher noted that the joint marketing effort generated competitive bidding for the asset. "The joint RobertDouglas and JLL marketing effort generated meaningful competition for this asset, which speaks both to the quality of the renovation Waterford completed and to the durability of the Fairfield County market," he said. "We were glad to support Waterford in achieving their objectives and to see the hotel transition to an ownership group that recognizes its long-term potential."
The sale price was not disclosed.
