Valor Real Estate Partners Secures €148M in Financing for Paris and Lyon Urban Logistics Portfolios
Valor Real Estate Partners has closed two urban logistics financings totaling approximately €148 million with Deutsche Pfandbriefbank (pbb), covering assets across the Paris and Lyon metropolitan regions in France. The transactions were completed on behalf of two separate joint ventures — a €113 million facility for Valor's partnership with QuadReal and a €35 million facility for its joint venture with RSF Partners.
Deal Structure and Portfolio Overview
The larger of the two facilities, the €113 million facility completed on behalf of the joint venture with QuadReal Property Group, is secured against a nine-asset last-mile logistics portfolio totaling approximately 63,400 square meters across the Paris and Lyon metropolitan regions. The assets offer direct motorway access via the A1, A3, A6, A86 and A104 networks in Paris and the A7, A43 and A46 in Lyon. Tenants across the portfolio operate in the construction, healthcare, automotive distribution and third-party logistics sectors.
Two assets within the QuadReal joint venture portfolio — urban distribution parks in Mitry-Mory and Aulnay-sous-Bois, totaling 17,481 square meters — are under development and scheduled for practical completion in May 2026. A 10,156-square-meter cross-dock facility in Fleury-Mérogis is set to begin a refurbishment and extension program. The 6,026-square-meter Villeneuve-la-Garenne asset has been pre-let on a 10-year lease following a Class A refurbishment completed in 2025. The remaining six assets are either fully let or being actively marketed.
The €35 million facility, secured on behalf of the joint venture with RSF Partners, is backed by a two-asset, 100%-occupied last-mile logistics portfolio totaling approximately 30,900 square meters in north Paris. The portfolio comprises assets in Roissy-en-France and Dugny, both with direct access to the A1, A3, A86 and A104 motorway network. The weighted average lease term across the portfolio stands at 8.74 years.
The Dugny asset — a 25,832-square-meter warehouse comprehensively refurbished between 2021 and 2023 — holds an EPC "A" energy rating and features EV charging stations, LED lighting, smart metering technology and high-efficiency thermal cladding. The Roissy-en-France facility, a 5,090-square-meter last-mile property refurbished in 2024, carries an EPC "B" rating with Class A greenhouse gas emissions credentials.
ESG Credentials and Development Standards
ESG compliance is a defining characteristic of both portfolios. Assets under development or refurbishment are being built to include BREEAM certifications, rooftop solar photovoltaic panels, LED lighting, EV charging infrastructure and integrated Building Management Systems. The transactions reflect what the parties described as continued institutional demand for ESG-compliant assets in supply-constrained French urban submarkets.
Lender Selection and Financing Process
According to the announcement, pbb was selected following a competitive process in which Valor engaged both banks and debt funds. The lender's proposal was cited as standing out on structure, pricing and the strength of its existing relationship with Valor.

The transactions underscore institutional appetite for logistics assets in supply-constrained French submarkets. Paris and Lyon rank among Europe's most significant logistics markets, according to the announcement. Valor, which describes itself as Europe's fastest-growing last-mile specialist, has been expanding its French urban logistics platform through joint ventures with institutional capital partners. The value-add investment strategy centers on refurbishment, ESG upgrades and lease-up across the portfolios.
