VanTrust Real Estate Breaks Ground on 282,435-SF Industrial Development in Rancho Cordova

VanTrust Real Estate has broken ground on Rio Del Oro Business Park, a three-building, 282,435-square-foot Class A shallow-bay industrial development in Rancho Cordova, California, targeting local and regional tenants in the 15,000-to-50,000-square-foot size range. Colliers is representing the project for leasing. Delivery is anticipated in summer 2027.

Project Details and Site Location

The development sits on an 18.72-acre site at the intersection of Rancho Cordova Parkway and Gold Dredge Way, within the Rio Del Oro Specific Plan — described by VanTrust as the largest master-planned community in Rancho Cordova's history. The three buildings will measure 112,825 square feet, 103,690 square feet, and 65,920 square feet, respectively. Suites will start at approximately 15,600 square feet and can be combined to accommodate larger tenant requirements.

The site is positioned along the U.S. Highway 50 corridor, with connections to Interstate 5, Interstate 80, Sacramento International Airport, and Sacramento Mather Airport. VanTrust said construction began this week.

Each building is designed with dock-high and grade-level loading, generous truck courts, and a combined 360 car parking stalls across the site. HPA Architecture designed the project; Uprite Construction is serving as general contractor; and Wood Rodgers, Inc. is the civil engineer.

The Colliers leasing team of Mark Demetre, Michael Hoo, and Nathan Miller will represent the project.

Sacramento Industrial Market Context

The groundbreaking comes as the Sacramento industrial market shows signs of stabilization following a softer period. Industrial vacancy in the region stood at approximately 7.0% in the second quarter of 2026, down 10 basis points quarter over quarter, with net absorption reaching roughly 239,765 square feet and average asking rents at $0.80 per square foot NNN — up 1.1% from the prior quarter. Separate market data put direct industrial vacancy at 6.5%, total availability at 10.2%, net absorption at 130,029 square feet in the second quarter of 2026, and average asking rents at $0.79 per square foot NNN.

While vacancy remains elevated relative to tighter market cycles, demand for functional small-bay product in the submarket has remained active. VanTrust's project is specifically designed to address a segment of the market — suites between 15,000 and 50,000 square feet — where new supply options have been limited.

VanTrust said the development is expected to generate job creation, increased tax revenues, and broader economic activity for the surrounding area, while strengthening Rancho Cordova's position as an employment center within the greater Sacramento region.
