ROSEMONT, Ill. — Venture One, through its acquisition fund VK Industrial VII, LP, has closed on the purchase of a 2.68-acre industrial outdoor storage (IOS) site at 14 Spence Street in Bay Shore, New York, the firm announced June 29, 2026. The property was fully leased at closing.

Property Details

The site is fully paved, fenced, and lit, and includes a 2,859-square-foot office building. Located in Bay Shore, New York, 14 Spence Street offers access to Interstate 495, the Long Island Expressway, via 5th Avenue — a connection that provides access to Long Island and New York City's five boroughs. Financial terms of the transaction were not disclosed.

Fund Strategy and Transaction Team

VK Industrial VII, LP is co-sponsored by Venture One Real Estate and Focus Partners. The fund is fully discretionary and targets industrial acquisitions across three core markets: Chicago, the Northeast, and Florida.
