VK Industrial VII Acquires 66,136-SF Two-Building Industrial Portfolio in Romeoville, Illinois

Venture One, acting through its acquisition fund VK Industrial VII, LP, has closed on a two-building, 66,136-square-foot industrial portfolio in Romeoville, Illinois, the firm announced July 22, 2026. The portfolio was fully leased at the time of closing and was assembled through consecutive transactions completed one month apart.
Portfolio Details: Belmont and Montrose Drive Properties
The portfolio comprises two multi-tenant industrial buildings located at 32–50 Montrose Drive and 30–52 Belmont Drive in Romeoville. The Montrose Drive building totals 32,536 square feet, while the Belmont Drive building spans 33,600 square feet. Together, the two assets are leased to 13 tenants, with individual unit sizes ranging from 2,000 to 11,513 square feet.
Each unit features a drive-in door, and both buildings offer shared exterior loading. The 100% occupancy rate across the portfolio at closing reflects a stabilized, income-producing asset profile with diversified tenancy and limited single-tenant concentration risk.
Back-to-Back Closings Complete the Assembly
Venture One first acquired 32–50 Montrose Drive in June 2026. The firm followed that transaction one month later with the closing of 30–52 Belmont Drive, completing the full two-building portfolio through back-to-back closings.
Michael Kraft, Steve Connolly, and Mark Moran of NAI Hiffman represented Venture One in the transaction. Andy Polivka of The Polivka Group represented the seller. Financial terms of the transaction were not disclosed.

VK Industrial VII, LP is co-sponsored by Venture One Real Estate and Focus Partners. The fund is fully discretionary and targets industrial acquisitions across the Chicago, Northeast, and Florida markets. The Romeoville portfolio represents the fund's second acquisition.
Small-Bay Industrial Demand Drives Acquisitions
The Belmont and Montrose Drive assets are characteristic of small-bay industrial product. Drive-in door configurations and shared exterior loading make these buildings well suited to local service providers, contractors, and regional distributors operating at smaller scales than large bulk facilities accommodate. With 13 tenants spread across two buildings, the portfolio offers income diversification across a stabilized asset base.
The acquisition marks an early deployment milestone for VK Industrial VII as the fund builds out its Chicago-area industrial holdings.
