Vistry and Zen Housing Launch 767-Unit Affordable Housing Joint Venture Across 12 UK Developments
Vistry has exchanged contracts with Zen Housing, a for-profit registered provider managed by Zen Living Management and backed by Tristan Capital Partners' EPISO 6 Fund, to deliver 767 affordable homes across 12 developments nationwide, the companies announced May 6, 2026.
The joint venture brings together Vistry's national-scale delivery platform, Zen Living Management's affordable housing operating infrastructure, and the long-term institutional capital of Tristan Capital Partners' EPISO 6 Fund. No financial terms were disclosed.
Structure and Partnership Roles
Under the terms of the agreement, development responsibilities are divided across three organizations. Vistry serves as development manager, drawing on its position as a UK housebuilder. Zen Housing acts as the for-profit registered provider and general partner, while Zen Living Management operates the affordable housing platform. Tristan Capital Partners, through its EPISO 6 Fund, provides the institutional equity backing as limited partner.

Development Scale and Portfolio Scope
The portfolio spans 12 sites across the UK, totaling 767 affordable homes. The programmatic structure — in which a single institutional framework governs multiple sites simultaneously — reflects a model in which housebuilders and institutional capital partners commit across multiple locations under a common agreement.
No completion timeline or aggregate financial terms for the 767-home program were disclosed in the announcement.
