Walker & Dunlop Arranges $371.5M Construction Financing for Nashville EDITION Hotel & Residences

Walker & Dunlop has arranged $371.5 million in construction financing from Madison Realty Capital and KSL Capital Partners for The Nashville EDITION Hotel & Residences, a 28-story luxury mixed-use tower in Nashville's Gulch neighborhood.
The financing will support Tidal Real Estate Partners' development of the hospitality real estate project at the intersection of 11th Avenue North and Grundy Street. The property will include 261 hotel rooms and 84 branded residences, totaling 345 units.
Hospitality Real Estate Project Details
The Nashville EDITION Hotel & Residences will feature residences ranging from 1,550 to 3,480 square feet, including six penthouses. The mixed-use tower will offer chef-led restaurants and bars, separate lobbies and fitness centers for hotel guests and residents, a spa, golf simulator, and 8,300 square feet of ballroom and pre-function space.
Additional amenities include conference rooms and a rooftop pool and bar with views of downtown Nashville. The property will operate under the Marriott EDITION brand, with residences licensed but not owned by Marriott.
Market Context and Strategic Positioning
The Gulch neighborhood has emerged as a trendy area with high walkability to shops, restaurants, and landmarks. This marks Tidal Real Estate Partners' third project in the Gulch, following the 1111 Church multifamily development and a Marriott Vacation Club/Apartments by Marriott Bonvoy dual-brand property. The developer is pursuing the project through its Flank GP Fund I.
