WD-40 Company Limited has signed a lease for approximately 675 square meters — roughly 7,266 square feet — of office space on the eighth floor of EDGE Eindhoven, including access to a rooftop terrace. Edge Technologies announced the transaction on Sept. 23, 2026.

The building, located at Stationsweg 17 in Eindhoven, Netherlands, is owned by Bouwinvest Office Fund and sits directly adjacent to Eindhoven Central Station. WD-40 Company, whose maintenance products are sold in more than 170 countries, will use the space to support its European operations.

Deal Details and Building Profile

EDGE Eindhoven comprises approximately 25,000 square meters of lettable office space across 10 floors, part of a larger mixed-use development totaling roughly 42,500 square meters. A separate residential tower containing 175 rental apartments is owned by the ASR Dutch Core Residential Fund. The office building is a new development designed by MVSA Architects and ZUS, targeting BREEAM Excellent and WELL Core & Shell Gold certifications, with an ambition to meet Paris Proof energy-performance objectives.

The 675-square-meter lease represents approximately 2.7 percent of the building's total office area. The building features a publicly accessible atrium, shared meeting facilities, a restaurant, a coffee bar and a nature-oriented walkway. Smart-building technology and a focus on user wellbeing are central to its design positioning.

WD-40 Company joins a tenant base that includes Deloitte, AKD, Boels Zanders, EDGE Workspaces, Sweco and ING. Sweco previously signed for more than 4,000 square meters at the property, and ING announced its selection of the building in July 2026.

Eindhoven Office Market Context

The transaction reflects a broader pattern in the Dutch office market, where occupier demand is concentrating in prime, transit-accessible and sustainability-certified buildings. Eindhoven had approximately 120,000 square meters of available office space in the second quarter of 2026, representing a vacancy rate of about 7.1 percent, with prime rents at approximately €265 per square meter.

EDGE Eindhoven's position directly adjacent to Eindhoven Central Station gives tenants access to rail and regional transit connections, a feature that has become increasingly relevant as employers weigh office attendance, talent recruitment and commuting convenience. The building's combination of transit access, sustainability credentials and shared amenities targets occupiers willing to pay for prime space rather than competing for lower-cost secondary stock.

For Bouwinvest Office Fund, the WD-40 Company lease supports a strategy centered on owning new-build, sustainably positioned office assets in locations with demonstrated tenant demand.
