Westland Real Estate Group Acquires Four Multifamily Communities in Las Vegas, Expanding Southern Nevada Portfolio to 11,225 Units

Westland Real Estate Group has acquired four multifamily communities in Las Vegas, expanding its Southern Nevada footprint to more than 40 communities totaling 11,225 units across the valley. The four properties — Bonanza Gardens, Cedar Village, Nellis Gardens and Wood Ridge Villas — are garden-style apartment communities concentrated in East Las Vegas and the Sunrise Manor corridor, adding several hundred units of older, workforce-oriented housing stock to the firm's existing portfolio.
Four Communities, One Strategic Move
The acquired properties span multiple Las Vegas submarkets and represent a consistent profile: mid-size, two-story garden communities that serve lower- to moderate-income renters. Bonanza Gardens, located at 2751 East Bonanza Road in East Las Vegas, contains 171 units across two stories and approximately 117,450 square feet of rentable area. Built in 1964, the property offers one-, two- and three-bedroom floor plans and is among the older assets in the portfolio.
Cedar Village, situated at 2850 Cedar Avenue in East Las Vegas, is a conventional apartment community with one- and two-bedroom layouts consistent with the Class B/C profile that characterizes much of Westland's Las Vegas holdings. Nellis Gardens, at 4255 N. Nellis Blvd. in the Sunrise Manor submarket near Nellis Air Force Base, contains 224 units and serves a renter base that includes military and service-sector households. Wood Ridge Villas, located at 1591 Chartered Circle, adds approximately 162 units in a two-story garden configuration.
Westland functions as both owner and operator across its portfolio, maintaining direct oversight of property management, capital investment and the resident experience — an approach the firm has applied for nearly 50 years.
Westland's Southern Nevada Scale
The four acquisitions are incremental additions to what is already one of the largest multifamily portfolios in Southern Nevada. Westland's broader platform spans more than 65 multifamily communities and over 12,000 residential units across California, Texas and Nevada. The Las Vegas portfolio alone now exceeds 40 communities and 11,225 units.

The Nellis Gardens acquisition is consistent with Westland's existing presence in the Nellis corridor, where the firm has previously acquired assets adjacent to Nellis Air Force Base. The concentration of holdings in a single submarket allows the company to achieve operational economies of scale across its management platform.
Workforce Housing in a Shifting Las Vegas Market
The acquisitions come as the Southern Nevada multifamily market navigates a period of elevated vacancy and rent softness alongside still-solid long-term demand fundamentals and modestly improving investment pricing. The vintage and positioning of the four properties — older garden communities targeting value-oriented renters — places them squarely in the workforce housing segment, where Westland has concentrated its Las Vegas investment activity.
For assets like Bonanza Gardens, built in 1964, and the other communities in the portfolio, operational repositioning and targeted capital improvements represent a primary path to value creation. Westland's stated focus on "clean, safe and stable communities" reflects an ownership philosophy oriented toward long-term holds.
Long-Term Commitment to Southern Nevada
Westland described Southern Nevada as a continuing priority market as the company evaluates opportunities for long-term growth. The firm's announcement of the acquisitions, published Sept. 16, 2026, noted that the deal was also covered by Nevada Business Magazine.
With the four-community addition, Westland Real Estate Group further expands its position as a major owner of multifamily product in the Las Vegas Valley, with a portfolio that spans workforce housing communities from East Las Vegas to the Sunrise Manor submarket.
