Wood Partners Breaks Ground on 237-Unit Alta Thoreau Multifamily Community in Concord, Massachusetts

CONCORD, Mass. — Sept. 8, 2026Wood Partners has broken ground on Alta Thoreau, a 237-unit multifamily community at 265 and 269 Forest Ridge Road in Concord, Massachusetts, roughly 20 miles northwest of Boston. The project, which will span two five-story residential buildings, is expected to reach completion in February 2028.

Project Overview: Alta Thoreau in Concord

Alta Thoreau will offer a mix of one-, two-, and three-bedroom homes. The development features contemporary exterior architecture paired with a Modern Agrarian interior design concept intended to reflect the wooded character of its surroundings.

Indoor amenities will include Pilates and yoga studios, a golf simulator and tavern lounge, and a work-from-home library. Outdoor offerings will include a pool, fire pits, a pet spa, a dog park, an active outdoor courtyard, and a separate passive courtyard designed for quieter use.

Sustainability and Affordability

Alta Thoreau will be Wood Partners' first Passive House-designed community in Massachusetts, built to a standard targeting ultra-low energy use. The project will operate entirely on electric power and will incorporate a portion of porous pavement as a more sustainable alternative to traditional paving materials.

Twenty-five percent of the community's homes will be designated as affordable housing, a meaningful commitment in one of the Boston metro area's most supply-constrained suburban markets. Concord is a historically low-density town with strict planning oversight, making a 237-unit multifamily addition a notable land-use development for the area.

Boston Metro Multifamily Market Context

Alta Thoreau is set to deliver into a Boston metro multifamily market that has seen elevated new supply in recent years but a visibly thinning forward pipeline. The Boston metro holds more than 294,000 multifamily units, with approximately 9,000 units delivered in 2025. Permitting activity has slowed considerably, with an estimated 6,000 units of permits expected to be pulled in 2025 — well below the decade-long annual average — pointing to a lighter supply environment in the 2027–2028 delivery window when Alta Thoreau is scheduled to come online.

Vacancy in the Boston metro has ranged between approximately 5% and 6.4% in recent quarters, reflecting healthy demand against a backdrop of elevated deliveries. With the construction pipeline moderating, projects delivering in early 2028 may benefit from improved lease-up conditions relative to the heavier supply years of 2024 and 2025.

With eight existing projects across Massachusetts, the addition of Alta Thoreau continues Wood Partners' expansion in the state. The Concord development positions the firm in a high-income, commuter-oriented suburb where new rental housing at scale has historically been difficult to entitle. The project's Passive House design, all-electric power, and affordable housing set-aside reflect an approach to development increasingly common in markets where environmental and affordability considerations factor prominently into local approval processes.
