Aegon Selects 125 West 57th Street for U.S. Headquarters in 20,600-SF Plaza District Lease

Aegon Ltd., the international financial services holding company, has signed a 20,600-square-foot lease at 125 West 57th Street in Manhattan, selecting the newly delivered Plaza District tower as its future international headquarters. The deal, announced August 31, 2026, by co-owners Cain and Alchemy-ABR Investment Partners, spans two full floors of the 30-story, approximately 260,000-square-foot Class A office building.

Aegon has separately announced plans to relocate its head office and legal seat to the United States and to rename the company Transamerica Inc. upon completion of that transition, which is expected by January 1, 2028.

Deal and Capital Structure at 125 West 57th Street

The Aegon lease represents roughly 8 percent of the building's total rentable area and comes on the heels of a $321 million refinancing of 125 West 57th Street. JPMorgan Chase served as senior lender and Hudson Bay Capital provided mezzanine financing in that transaction. The refinancing was expected to value the property at more than $600 million once leasing milestones are achieved — implying a headline value in excess of $2,300 per square foot based on the building's approximately 260,000 square feet.

The Aegon lease also follows Anchorage Capital Advisors' commitment to space at the building in July 2026. The current tenant roster includes Anchorage Capital Advisors, Eldridge Industries, Jadian Capital, Kingdon Capital Management, and AdaptHealth. Ten Five Hospitality, known for its Mother Wolf restaurant concept, is set to open a ground-floor location at the property. At the time of the refinancing, the tower was approximately 53 percent leased.

Brokerage and Legal Representation

JLL's Mitchell Konsker, Kristen Morgan, Christine Colley, Kate Roush, and Dan Turkewitz represented the ownership in the lease transaction. Barry Zeller and David Downey of Cushman & Wakefield represented Aegon. Michael Werner and Elias Ayoub of Fried Frank served as legal counsel for ownership, while Willkie Farr & Gallagher LLP represented the tenant.

Building Profile and Plaza District Context

125 West 57th Street is the first ground-up Class A office tower delivered in Midtown's Plaza District in more than five years. Located between Sixth and Seventh Avenues, the 30-story building offers direct views of Central Park and immediate access to Carnegie Hall, hotels, restaurants, retail, and transit connections across Midtown Manhattan. The building is targeting LEED Gold certification and features a full floor of tenant amenities alongside hospitality-led design elements.

The Plaza District carried the highest average asking rent of any New York City office submarket as of early 2026, with average Class A asking rents in the district reaching $97.23 per square foot in the second quarter of 2026. Trophy-positioned towers in the submarket have commanded rents above $100 per square foot.

Aegon's U.S. Relocation Strategy

Aegon's selection of 125 West 57th Street is tied directly to the company's broader corporate restructuring. The firm has publicly announced its intention to move its head office and legal domicile to the United States and to operate under the Transamerica Inc. name following the completion of that process, targeted for no later than January 1, 2028. The Plaza District headquarters lease positions the company in one of Midtown Manhattan's most established financial services corridors ahead of that transition.

The transaction adds to a string of leasing activity at 125 West 57th Street that ownership has used to support the building's post-delivery lease-up. With the Aegon and Anchorage Capital commitments, the tower's occupancy has moved above the 53 percent level reported at the time of the refinancing.
