Philadelphia-based Alterra IOS has completed the acquisition of five industrial outdoor storage (IOS) properties in Denver and Colorado Springs, Colorado, the firm announced May 4, 2026. The acquisition expands Alterra's Colorado IOS portfolio to 14 properties totaling 134 usable acres.

Portfolio Details and Colorado Market Footprint

The five-property portfolio spans two of Colorado's primary commercial markets — Denver and Colorado Springs. Three of the newly acquired sites are located in Denver, with the remaining two situated in Colorado Springs. One of the properties is located at 2001 W. 64th Lane in Denver, according to imagery released alongside the announcement.

The additions bring Alterra IOS's total Colorado holdings to 14 industrial outdoor storage properties encompassing 134 usable acres. Industrial outdoor storage sites typically serve tenants requiring large, secured outdoor yards for equipment, vehicles, materials, or fleet operations.
